Patagonia is set to become the first tenant at Maschinenhaus Schwabing. The outdoor equipment company is leasing around 475 square metres in the west wing of the former combined heat and power plant at Schwabing Hospital for a period of ten years, as well as an adjoining courtyard area totalling 112 square metres. Patagonia plans to create a modern office space with an adjoining showroom on the leased premises.
With Patagonia, the Maschinenhaus Schwabing has secured an internationally renowned company as its first tenant. This deal provides a significant boost to lettings for the revitalised industrial heritage site and demonstrates that this distinctive workplace is attracting interest. e+k has redeveloped the Maschinenhaus with the aim of preserving the unique identity and historic fabric of the former combined heat and power station, whilst transforming it into a space for modern working environments.
“The Maschinenhaus Schwabing combines exceptional existing architecture with contemporary spaces and provides us with the ideal setting for combining an office and a showroom. We look forward to bringing these special spaces to life in the future,” said Michael Austermühle, Regional Manager for Central Europe at Patagonia.
The Maschinenhaus embodies a development approach in which the existing building fabric serves as the starting point for a new use. The building’s industrial character is preserved and combined with a resource-efficient building concept. This allows a large proportion of the grey energy already embedded in the building to be conserved. Compared with a conventional new office building, the Maschinenhaus reduces CO₂ emissions by 48 per cent. Thanks to a low-tech approach featuring optimal air circulation throughout the building, the Maschinenhaus remains cool in summer even without air conditioning.
“With Patagonia, Maschinenhaus Schwabing has secured its first tenant, one that fits in very well with the property’s unique character. This let demonstrates that the combination of historic character, modern use and a distinctive architectural identity is attracting interest from discerning tenants. This is a strong signal for the continued letting of the Maschinenhaus,” said Stefan Klein, Managing Director of Kesselhaus GmbH & Co. KG
In total, the Maschinenhaus Schwabing will provide around 3,900 square metres of lettable space for office and catering use. At the heart of the concept is an architectural design that creates unique and inspiring spaces for the working world of today and tomorrow, whilst carefully complementing the listed historic building. Water circulation systems with reduced consumption, underfloor heating with individual room control, and the heating of fresh air inflow for natural office ventilation via special convectors make the conversion of this listed building a flagship project in sustainability.
Further office and catering spaces are still available at Maschinenhaus Schwabing.
