According to analyses by Aengevelt Research, the Berlin office market achieved office space take-up (including owner-occupiers) of around 380,000 m² in the first half of 2026. Compared to the same period of the previous year (H1 2025: 245,000 m²), this represents an increase of 55%. Compared to the decade average (Ø 1st half of 2016 - 2025: approx. 342,000 m² p.a.), the figure is +11%.
With this result, Berlin will once again be number 1 among German office markets for the first half of 2026, ahead of Munich (approx. 355,000 m²) and Hamburg (approx. 185,000 m²).
For 2026 as a whole , Aengevelt Research forecasts office space take-up of around 700,000 m² for Berlin. This result would be around 47% above the previous year's result (2025: approx. 475,000 m²) and only 7% below the ten-year average (Ø 2016 - 2025: approx. 756,000 m² p.a.).
The short-term supply reserve (available within three months) has been steadily increasing since 2020 from around 390,000 m². This trend is continuing: at the end of June 2026, the available space stood at around 1,950,000 m² (end of June 2025: 1,700,000 m²). This corresponds to an increase in the vacancy rate from 7.8% at the end of June 2025 to currently around 8.9% of the total stock of 22 million m² of office space.
By the end of 2026 , Aengevelt Research forecasts a further moderate increase in the supply reserve to a volume of 2,000,000 m².
Since 2020, the volume of new or extensively renovated office space has grown significantly and significantly exceeded the 500,000 m² mark between 2021 and 2023 (2021: approx. 580,000 m², 2022: approx. 750,000 m²; 2023: approx. 617,000 m²). In 2024 (approx. 495,000 m²) and 2025 (approx. 400,000 m²), there was significantly less new construction space.
According to the current state of registration, a completion volume of around 400,000 m² of new office space is expected for 2026. This figure would be moderately below the level of the average completion volume of the last ten years (Ø 2016 - 2025: 431,000 m² p.a.). However, in view of the current market situation, project provisions and delays in construction completion are possible.
Despite a growing reserve of supply, the prime rent in Berlin had risen to EUR 46.50/m² by the end of June 2026 compared to the same time last year (end of June 2025: EUR 45/m²).
The median rent in city locations remained stable at EUR 29/m² compared to the end of June 2025.
By the end of 2026, Aengevelt Research expects a stable prime rent at the current level.
