The AVENTOS Group has acquired an 11,500 square metre commercial property in Hallbergmoos near Munich. On the site, which is only about a five-minute drive from Munich Airport, the company is developing its first BENTO Box commercial park in Bavaria. Around 10,650 square metres of rental space with 37 flexibly combinable small commercial units between 200 and 1,000 square metres are planned. With the project, AVENTOS is responding to the ongoing shortage of modern, small-scale commercial space in the greater Munich area. Construction is scheduled to begin in 2027 and be completed in 2028. The purchase price was not disclosed.

Close cooperation with the municipality of Hallbergmoos
The project was constructively supported by the municipality of Hallbergmoos from the very beginning. AVENTOS worked closely with the economic development department and the building authority throughout the entire acquisition process. This trusting cooperation is to be continued seamlessly in the future in order to implement the project quickly.

BENTO Box: flexible commercial space for medium-sized companies
With the BENTO Box concept, AVENTOS is responding specifically to the increasing demand for high-quality, small-scale commercial space in German metropolitan regions. The modular units are suitable for light production, research and development, workshops, warehouses as well as office and service areas. Thanks to the flexible building structure, several units can be combined to form larger areas of up to 1,000 square meters if required. While many existing commercial spaces are too large, technically outdated or can only be rented on a long-term basis, BENTO Box offers modern, flexible and future-proof space solutions. AVENTOS is already successfully implementing the first projects of the concept in Berlin and Mannheim.
Sustainable project development
AVENTOS is also focusing on consistently sustainable project development in Hallbergmoos. DGNB certification in gold or platinum is being sought for the commercial park. Among other things, photovoltaic systems, green roofs, e-charging infrastructure, smart metering and an energy-efficient heat supply via district heating or heat pump technology are planned. This will create a future-proof real estate product that meets both the requirements of users and high ESG standards.
