The Greyfield Group has acquired the office property at Essener Straße 244 in Bochum from thyssenkrupp Steel Europe AG. The acquisition marks a further step in driving forward the transformation of office buildings into apartments with the aim of creating affordable housing for trainees and students in the long term.
The building was built in 1953 and has been used since the early 1960s as the administration building of today's thyssenkrupp plant. The Greyfield Group is planning a comprehensive renovation and conversion of the existing building fabric. The focus is on preserving the buildings and making them sustainable and future-proof in order to meet contemporary requirements for training and student housing. The property covers a total site area of 9,348 square meters. The total usable area of the existing building amounts to approximately 5,485 square meters.
Long-term perspective for the location
With the acquisition of the building, the Greyfield Group is pursuing the goal of further expanding its existing portfolio of affordable trainee and student housing. "We are pleased to take on this project and at the same time make an ecological and social contribution to securing affordable housing for trainees and students. In addition to our Dortmund residential complex in Poppelsdorfer Straße, we are thus supplementing our portfolio in the Ruhr area with another residential project that offers affordable housing to trainees in particular," says Timm Sassen, founder and owner of the Greyfield Group.
As part of a comprehensive development project, the office property will be transformed into a 100 percent publicly subsidized residential complex with around 156 residential units. With a planned total living space of around 5,485 square meters, apartments of different sizes will be created that are tailored to the diverse requirements of trainees and students.
A special focus of the transformation project is on the economic implementation of sustainability measures. In addition to the preservation of as much valuable building fabric as possible, extensive energy improvements, the promotion of modern mobility concepts and the realisation of barrier-free apartments are planned, among other things. In addition, communal areas will be created to actively promote neighbourly coexistence.
