HAMBURG TEAM has sold the planned residential construction project at Marckmannstraße 18-22 in Hamburg-Rothenburgsort to the residential developer Instone Real Estate, which operates throughout Germany, thus further expanding its commitment in Rothenburgsort. The development includes the construction of a total of 82 residential units with a planned total living space of around 5,600 square metres. Klinke Immobilien acted as an intermediary in the transaction.
On the approximately 2,200 square metre site, a perimeter block development is planned in two real sections. The design comes from Coido Architekten from Hamburg. The urban development concept provides for a green inner courtyard and a designed street view in clinker brick. The buildings are planned with six full storeys and one staggered floor.
The ensemble combines condominiums and subsidized rental housing construction within a uniform urban development framework. This creates a balanced range of housing in a dynamically growing district. Instone plans to start both sales and construction of the project this year.
A total of 60 condominiums will be built in one part of the city, and 22 rental apartments in the other, 19 of which will be publicly subsidized. The residential construction project will be supplemented by an underground car park with 21 parking spaces. The project meets the EH 40 energy standard as well as the requirements for the Sustainable Building Quality Seal (QNG) and the Sustainability in Housing Certificate (NaWoh). The condominiums are not only suitable for owner-occupiers, but also – in the context of the tax framework of the Growth Opportunities Act – for investors.
"After several years of development work, we have created a ready-to-build project in close coordination with the Hamburg-Mitte district that consistently exploits the opportunities offered by this location. Rothenburgsort is undergoing noticeable change – the demand for housing is growing and the quarter is becoming increasingly attractive. We are pleased that Instone Real Estate is now continuing our work on the basis of the existing building permit," says Bastian Humbach, Managing Director of Project Development at HAMBURG TEAM.
Simon Querndt, Hamburg Branch Manager of Instone Real Estate, adds: "Rothenburgsort is visibly developing – and we are already contributing to this with 'Urban.Isle'. With the 210 condominiums that we will complete there in the course of this year and the 'Urban.Isle Campus' with 469 micro-apartments, which has already been completed, we have set impulses for a lively quarter at an early stage. Marckmannstraße 18-22 fits conclusively into this development. This is a project with clear urban planning quality and additional, urgently needed living space in an area that is gaining momentum."
Rothenburgsort is considered a "district in the making". In the immediate vicinity of Marckmannstraße 18-22, "Urban.Isle" and "Urban.Isle Campus" are already being built as a larger residential quarter under the responsibility of Instone. In addition, the Billebogen district development with the Elbbrücken city entrance and the new piggyback station as well as the Alster-Bille-Elbe green corridor will strengthen the attractiveness of the location in the long term. The realisation of Marckmannstraße 18-22 will be another building block for the positive development of the district.
