More space when the team grows, less when requirements change: With LEFL, Bayerische Hausbau Real Estate (BHRE) is launching its own brand for flexible office and working environments. The partner for the operation is the international flex workspace specialist infinitSpace. The first joint location on around 1,000 square meters will open on October 5, 2026 at Kaufingerstraße 15 and offers a direct view of the Frauenkirche.
With LEFL, Bayerische Hausbau Real Estate is responding to companies' changing requirements for its office space and at the same time further developing its long-term approach to active real estate management. The concept combines a high-quality, professional working environment with flexible spaces and opportunities for exchange and networking. The concept also offers flexibility in terms of furnishings: customers can use LEVL equipment or bring in their own furniture and components. The offer is aimed in particular at start-ups, founders, creatives and innovative professionals, but is generally open to companies of different sizes and individual users. The office space will be supplemented by services that make everyday work easier. At the start, these include catering services as well as tailor-made event and community formats. They are intended to promote exchange between users and create space for new contacts and collaboration. In the future, the offer is to be supplemented by other services that support the daily value creation process, for example in the areas of accounting or recruiting.

<strong>Flexibility as a business model</strong>
With LEWL, Bayerische Hausbau Real Estate is specifically expanding its classic rental business with a flex office and operator model. Kaufingerstraße 15 is the first location of the new brand. The approximately 1,000 square metre area is located on the 4th floor and offers a direct view of Munich's Frauenkirche. At the same time, BHRE is already examining the possibility of transferring LEVL to other suitable properties in its portfolio.
<strong>Strategic partnership with infinitSpace</strong>
BHRE relies on infinitSpace for operation. The company, founded in 2020, works with real estate owners to transform classic office buildings into flexible working environments. In doing so, it contributes its own technology platform as well as sales, marketing, community and operational infrastructure. The partnership thus combines BHRE's perspective as a long-term oriented real estate owner and manager with infinitSpace's operator and technology expertise. For BHRE, LEVL is also another component of its active real estate management: real estate is not to be rented out alone, but to be continuously developed on the basis of changing user requirements and new usage potential is to be developed.
