PATRIZIA, a global real asset investment manager, has completed the transformation of Berlin's historic Postbahnhof into a modern, high-quality office complex. After the repositioning, the listed landmark meets the requirements of modern working environments.
Located in the heart of Berlin-Friedrichshain on the Mediaspree, the Postbahnhof benefits from the direct connection to Berlin's Ostbahnhof and is located in one of the city's most established office submarkets. The surrounding area is characterised by excellent transport links and a consolidated profile as a media and technology centre. The immediate vicinity is home to a diverse mix of international corporations, technology companies and the creative industries, including Amazon, Coca-Cola, the Boston Consulting Group and Zalando.
Following its purchase in 2021, PATRIZIA has comprehensively revitalised the listed Postbahnhof complex and transformed it into a vibrant business location that combines historic architecture with contemporary office design. The project comprises around 17,600 m² of office and communal space, spread over several buildings and arranged around a large, green courtyard.
The Postbahnhof was built between 1907 and 1908 as a central postal hub for Berlin and developed into one of the most important postal distribution centres in Germany. The buildings remained largely intact during the Second World War and were later converted for office and event purposes.
The redevelopment by PATRIZIA has revitalised the area while retaining its distinctive industrial character, including the iconic brick facades and arched windows. At the same time, flexible, modern office environments have been created that are tailored to the needs of the users.
Leasing is progressing
Around half of the high-quality space has already been let, and a further 9,300 square metres are currently still available. Talks are currently underway with various interested parties who are looking for distinctive office space in a central Berlin location.
"The very special industrial history of the Postbahnhof can still be seen today in the masonry, in the size and in the rooms themselves. One of the main goals was to preserve this character while creating workspaces that meet the expectations of modern tenants. The result is a property that reflects both the historical heritage of the site and the development of office space – with more flexibility, spacious outdoor spaces and plenty of communal spaces. This combination is particularly attractive in a location like Mediaspree, where established and up-and-coming companies are located in the immediate vicinity," says Daniel Dreyer, Head of Investment Management Office at PATRIZIA.
With around EUR 14 billion in office assets under management worldwide, PATRIZIA continues to invest in and actively manage office properties in key markets. In doing so, the company focuses on repositioning properties to meet changing occupier demand and create long-term value for its institutional investors. The Postbahnhof is part of this comprehensive value-add strategy, which is aimed at upgrading properties in structurally attractive locations and creating high-quality, future-oriented workspaces.
