Together with an investor, SQUARE PARKS is planning the development of another commercial and craftsmen's park in Hamburg's Wandsbek district. The project is being built on a plot of around 10,000 square metres at Albert-Schweitzer-Ring 29.
The plan is to implement a modern and sustainable multi-tenant concept with small-scale, modularly combinable units with integrated office space by the first quarter of 2028. The spaces are aimed in particular at small and medium-sized companies in the areas of last-mile logistics, production, crafts and services, which depend on flexible and efficient space structures as well as good urban location connections.
The purchase of the land has already been completed, so that a speculative implementation of the project is taking place. REALOGIS Hamburg is acting as an advisor on the owner side.
Henning Nietz, Managing Director of SQUARE PARKS, says: "Like every business park built by SQUARE PARKS, this one is developed according to the current ESG requirements and certified according to the DGNB standard. The urban location with good connections to the A24 motorway is a key investment criterion."
The individual units will be designed in such a way that they can either be rented separately or flexibly combined with each other, depending on user requirements. In addition, a large rental unit is planned in order to be able to reflect increased space requirements at the location.
Delivery is carried out via ground-level sectional doors and, in some cases, via truck loading ramps. The modular building structure creates a versatile space configuration with a high level of third-party usability, which enables different usage profiles from production and trade to service- and technology-oriented services within one location.
