Yesterday afternoon, the topping-out wreath rose above the Zwieseler Hof housing project in the Berlin district of Karlshorst. The project of the wvm Group Berlin comprises 321 apartments. The 147 condominiums in the first construction phase are expected to be ready for occupancy at the end of the year after a construction period of only 20 months. Completion of the 174 rental apartments is planned for mid-2027.
Christian Gaebler, Senator for Urban Development, Building and Housing, sees the project as an important contribution to the expansion of the housing supply in Berlin and highlighted in particular the 108 rent-controlled apartments that are being built in Zwieseler Straße. With the Zwieseler Hof, there is a new mixed quarter and he thanked all those involved for their commitment.
Martin Schaefer, Mayor of Berlin-Lichtenberg, adds: "Lichtenberg has been a leader in the construction of new apartments for several years. The district, its population, the associated infrastructure and quality of life are growing continuously. This is by no means a matter of course and once again underlines the good cooperation that is provided by the district, its administration and the project developers working in Lichtenberg."
"The Zwieseler Hof will be realised according to the Berlin model of cooperative building land development. This also required extensive coordination processes with the district," reported David Fischer, Managing Director of the wvm Group Berlin. "As a result of the constructive cooperation, a former commercial area will be transformed into an attractive and sustainable quarter, which will be built as a standard energy efficiency house (EH) 55 EE with apartment sizes between 30 and 119 square metres, a green inner courtyard, 30 per cent subsidised rental housing, two playgrounds, 800 bicycle parking spaces and 120 car parking spaces in an underground car park. I would like to thank all those involved for their contribution to this extraordinarily beautiful and important project."
"The alternating four- and five-storey houses follow a uniform façade design, but form different addresses with well-designed house entrances," says architect Tobias Nöfer, describing the planning. Between the five-storey buildings with photovoltaic-equipped hipped roofs, there are green roof gardens above the four-storey houses for rainwater retention. The courtyard, where most of the house entrances are located, will be planted with large trees."
Dr. Clemens Paschke, Managing Director of the wvm Group Berlin
thanked the district of Lichtenberg for the good cooperation: "In the complex approval process, we received comprehensive support from the employees and the city councillor for construction, Camilla Schuler. In doing so, they laid the foundation for successful construction here and now." Paschke thanked all those involved in the project, namely the architect Tobias Nöfer for the design of the quarter and the GOLDBECK company, which is taking over the implementation of the project in serial construction as general contractor, as well as the construction workers, who continued to work on the project even in winter under difficult weather conditions.
Managing Director of GOLDBECK Nordost GmbH
once again praised his Goldbeckers and their achievements as well as the courage of those involved to build under the given market conditions. He referred to the potentials of elemental construction. GOLDBECK is currently building 2,500 apartments in Berlin.
Jan-Hendrik Goldbeck, Co-CEO of the GOLDBECK Group, says: "What we are getting up and running here in Karlshorst shows very clearly where residential construction needs to go: quickly, intelligently and with the symbiosis of good design and cost-effectiveness. Together with wvm and Tobias Nöfer, we prove how efficiently systematized construction and high standards of architecture intertwine. If we want more living space in Germany, then we need precisely such projects: pragmatic in the process, ambitious in the result and clearly focused on speed and efficiency."
