The real estate investor REVCAP, which operates throughout Europe, can report another success in leasing development for the Bahnhofspassagen Potsdam: IKEA will open a new planning studio on around 500 m² and return to Potsdam. The retail space was previously leased to the Depot brand. This means that the station passages are fully let except for a 62 m² retail space.
The new IKEA location is being built in the heart of the center at one of the central public transport hubs of the state capital with over 22 million passers-by per year. The planning studio complements the center’s mix of uses with an innovative offer with individual advice and digitally supported room planning. For the first time, IKEA will present up to 100 products to take away on site, which is a pilot project for Germany.
The Depot brand will also be retained at the location after constructive coordination with the IPH center management. The new store is expected to open on 355 m² in July on the former space of the fashion retailer Body Check.
“With the almost complete occupancy, the station passages underline their strength as an established supply center in a prime location,” says Matthias Wilke of the owner REVCAP. “The high demand for centrally located, professionally managed space shows that urban retail locations with flexible formats and a strong local supply function continue to have a future.”
In total, the mixed-use center comprises around 56,000 m² of rental space, of which 38,000 m² is retail and gastronomy and 18,000 m² is office space. Long-standing tenant partners include Kaufland, dm, MediaMarkt, Decathlon, Deutsche Bahn, the UCI cinema as well as numerous service providers, catering providers and medical practices.
The Bahnhofspassagen Potsdam was opened in 1999 and has been owned by a fund managed by REVCAP since 2020. The operational management is in the hands of IPH Centermanagement GmbH.
