In Schloss Holte-Stukenbrock, a comprehensively revitalized logistics property is now available on the market. The property at Teutoburger Weg 6–20 has been fundamentally modernised in recent months and now meets the requirements for contemporary, ESG-oriented logistics space. REALOGIS Immobilien Deutschland (REALOGIS) has been exclusively commissioned to lease this ESG-compliant logistics property.
The property is owned by a fund managed by Tristan Capital and is managed by Scantum DW. The technical and energy repositioning was carried out by Goldbeck Nord GmbH (Goldbeck) under the management of Gleeds Deutschland GmbH. As part of this cooperation, the existing property, which was previously no longer marketable, was repositioned through extensive refurbishment.
With consistent consideration of ESG criteria, the property was transformed into a market-driven logistics property, thus creating the basis for the marketing phase that is now beginning.
The total area of around 38,265 m² is spread over three hall sections as well as additional office, social and ancillary areas. These can be variably divided and enable both large-scale and small-scale usage concepts. In combination with its short-term availability, the property addresses different user requirements from logistics and industry.
Designed for classic warehouse and distribution concepts
The hall space between around 11,000 m² and 12,800 m² will be supplemented by around 2,200 m² of office and social space as well as around 555 m² of ancillary space. With a floor load capacity of up to 5.0 t/m², the property is particularly suitable for classic block storage as well as storage-intensive uses.
Efficient delivery is ensured by a total of 70 ramp gates with dock levellers and a ground-level gate. The property is designed for 24/7 operation and has a sprinkler system as well as energy-efficient LED lighting.
Comprehensive revitalization according to ESG standards
In the course of the repositioning, the existing property was comprehensively modernised. It is one of Goldbeck’s largest ESG projects with the aim of developing a sustainable and long-term competitive logistics property. The property is aiming for at least “Very Good” certification according to BREEAM’s Commercial Use portfolio.
The measures implemented include the energy-efficient upgrading of the building envelope, the replacement of windows and sun protection, the installation of a heat pump while simultaneously dismantling fossil heating systems, and the continued operation of an existing photovoltaic system. In addition, loading technology, fire protection and electrical engineering were renewed, the hall floors were repaired and office and social areas were specifically upgraded. The investment volume was in the lower double-digit million euro range.

The site is located in North Rhine-Westphalia in the immediate vicinity of the A33 motorway and is integrated into the national transport network via the A2 and A44 motorways. As part of an established transit route between East Westphalia-Lippe and the Ruhr area, the property offers efficient connections to central conurbations as well as economic and sales markets.
The region is characterized by a high industrial density and is considered the location of numerous hidden champions. The demand for functional, flexibly usable logistics space and available at short notice is correspondingly stable.
