In the 1st quarter of 2026, take-up on the Düsseldorf office letting market amounted to 38,700 m². This corresponds to a decrease of 9% compared to the previous year. Compared to the ten-year average, sales are around 45% lower.
The vacancy rate rose by 40 basis points to around 8.8% in the 1st quarter of 2026 compared to the previous quarter, an increase of a significant 125 basis points year-on-year. At EUR 46.00/m², the prime rent remained at the level of the previous quarter. Compared with the same quarter a year earlier, it rose by 5.7%. The median rent amounted to EUR 19.00/m² and rose by 8.0% compared to the previous quarter and by 15.2% compared to the same quarter of the previous year.
Dennis Meyerhoff, Director and Team Leader Office Agency at Savills in Düsseldorf, reports: “Düsseldorf’s office leasing market is off to a cautious start to the year, not because of a lack of demand, but because many companies continue to postpone their relocation decisions. Uncertainties from politics and business prolong decision-making processes and make long-term commitments more difficult to plan. This is precisely why contract extensions remain a central instrument, because users secure time, while landlords rely even more on tenant loyalty when vacancies rise and demand is low overall. There is a clear difference between the city centre and the outskirts. In central locations, vacancies usually remain at a moderate level, while peripheral locations and simpler qualities come under greater pressure. At the same time, with available new construction space, additional supply is coming to the market, which is meeting with restrained demand. Therefore, rents are likely to remain largely stable in the broad market in 2026, while good space in the best locations selectively confirms higher levels.”
