SEGRO is continuing the successful development of SEGRO Park Berlin Airport and is commencing the eighth phase of construction. Four buildings are being constructed, comprising 44 units with a total lettable area of around 55,300 square metres. These units combine warehouse, office and service space and are due to be available from January 2028.
The spaces offer companies in the fields of manufacturing, services, technology, skilled trades, urban logistics and e-commerce flexible growth options in the immediate vicinity of Berlin’s BER Airport. The new units are available in sizes ranging from around 800 square metres up to 1,800 square metres.
Tim Rosenbohm, Director of Light Industrial at SEGRO in Germany, says: “The leasing success in phase seven is a sign of the high demand for modern and flexible commercial space in the Berlin market. With the eighth construction phase, we are creating additional growth opportunities for businesses at the Berlin Airport site and consistently continuing the successful development of the park.”
Plans for the new buildings include a photovoltaic system with a capacity of 3.5 megawatts peak, green roofs on the office buildings and charging points for electric vehicles. SEGRO plans to construct the buildings to the BEG-40 standard and is aiming for DGNB Gold certification.
The decision to proceed with this new construction phase follows the successful letting of phase seven, which was completed earlier this year. Of the 20 newly built units in this phase, nine have already been let. In total, phase seven offers around 27,500 square metres of light industrial and urban logistics space.
Over recent years, SEGRO Park Berlin Airport has developed into a major business hub in the vicinity of Berlin Brandenburg Airport. The park already comprises around 85,000 square metres of light industrial space and around 115,000 square metres of logistics space. The modular space concept enables companies to grow long-term at the site whilst offering a high degree of flexibility in terms of space utilisation.SEGRO Park Berlin Airport is situated just a few minutes’ drive from Berlin Brandenburg Airport (BER) and boasts excellent links to the A113 and A117 motorways, as well as to Berlin city centre. This location makes the site particularly attractive to companies wishing to benefit from its proximity to the capital and to key national and international transport routes.
