The logistics property market in Stuttgart recorded significant growth in the first nine months of 2026, despite the challenging economic conditions. At around 168,200 square metres, take-up was 142 per cent higher than in the same period last year. Market activity was characterised primarily by small and medium-sized lettings, with many companies reorganising their premises as part of consolidation measures.
Rental rates also showed a positive trend. The prime rent rose by five per cent to 8.90 euros per square metre, whilst the average rent increased by ten per cent to 7.90 euros. In the investment market, however, the trend remained subdued: the transaction volume fell by 40 per cent to 116 million euros.
