7R, a leading commercial real estate developer, has published its 2025 Sustainability Report, prepared in accordance with the requirements of the Corporate Sustainability Reporting Directive (CSRD) and the simplified European Sustainability Reporting Standards (ESRS) published by EFRAG in December 2025. The report has also been prepared in line with the requirements of the EU Taxonomy.
The 7R Group’s ESG strategy is built around four key pillars: creating value for customers, consistently supporting the transition to a low-carbon economy, strengthening human capital, and fostering relationships based on trust and responsible business partnership. The publication of the company’s third Sustainability Report, despite the absence of a formal reporting obligation in 2025, confirms the 7R Group’s position among the leaders in transparent ESG reporting within the industrial real estate sector in the CEE region. It also sends a clear signal of the company’s long-term commitment to investors, business partners and other stakeholders.
The Science Based Targets initiative (SBTi)-approved target for Scope 1 and Scope 2 emissions calls for a 42% reduction in absolute emissions by 2030 compared with the 2022 baseline. In 2025, 7R achieved a 29.1% reduction in total emissions compared with the baseline year. Scope 2 emissions (market-based method) decreased by as much as 56.1%, driven by the purchase of Guarantees of Origin (GoOs) covering 47.5% of the electricity consumed in the buildings under the company’s management. Scope 1 emissions (vehicle fleet) were reduced by 4.2% year on year.
In 2024, the Group developed the 7R Green Finance Framework, which defines the eligibility criteria for green projects in line with the requirements of the EU Taxonomy and supported by an independent Second Party Opinion issued by ISS Corporate. In 2025, the Framework was updated and three rounds of green bond issuances were completed. In total, the Group issued green bonds with a value of EUR 80.5 million, with 96% of the net proceeds allocated to the financing of eligible green projects. In February 2026, the company published its first Green Bond Allocation and Impact Report, summarizing the use of proceeds from the green bond issuances and outlining the direction of its future activities.
All buildings developed by 7R are certified under the BREEAM scheme, confirming their high standards of sustainable construction. Under the company’s strategy, all new developments are required to achieve a minimum BREEAM rating of Excellent. In 2025, three buildings were awarded BREEAM Excellent certification, while a further three achieved the highest possible rating, Outstanding. The portfolio of certified buildings also included two properties that received a Very Good rating, as these projects had commenced before the minimum certification target of Excellent was introduced. For 7R, BREEAM certification not only confirms the environmental quality of its buildings but also serves as a tool for the systematic management of their impact on the climate and natural resources.
BREEAM Outstanding certification was awarded in 2025 to phases I and II of 7R Park Gdańsk IV, as well as to 7R BTS Przylesie. Phase II of 7R Park Gdańsk IV offers more than 40,000 sqm. of GLA and was developed to serve companies operating in the logistics, e-commerce, distribution and port services sectors. Designed in a multitenant format, the facility allows for the flexible subdivision of space and the customisation of warehouse modules to meet the individual requirements of tenants, including InPost, Mercator, Black on White and Argo. The building incorporates a range of sustainable solutions, including heating and ventilation systems based on high-efficiency heat pumps, mechanical ventilation with heat recovery, enhanced thermal insulation and improved building airtightness, BMS and DALI systems, as well as a 150 kW photovoltaic installation.
The cornerstone of 7R’s product strategy is its proprietary Green Saver standard, introduced in 2024. The standard defines a building that meets four environmental criteria: a reduction in operational CO₂ emissions of at least 50% compared with a building compliant with the applicable national building regulations, a minimum 50% reduction in primary energy demand, tangible operational cost savings for tenants, and BREEAM Outstanding certification. The company continues to develop its net-zero building standard, applying a “net zero by default” approach from the earliest planning stage of every new development.

It demonstrates that our approach to design and construction is not merely an aspiration, but a well-defined development model that delivers measurable environmental outcomes independently verified through a recognised certification scheme. It also sends a strong message to the market: warehouses offering high energy efficiency, a lower carbon footprint and enhanced sustainability standards are now fully achievable from both a technological and a commercial perspective. We see the growing expectations of tenants and investors in this area as a driver for continuously raising standards across the entire sector.”
In 2025, water consumption at construction sites decreased by 44.3% year on year, to 2,264 m³. An individual biodiversity enhancement plan was developed for each of the six new developments. None of the projects is located within a protected Natura 2000 site, and no hazardous waste was generated during construction activities.
At the end of 2025, 91% of 7R employees were employed under permanent contracts. Women represented 69.2% of the company’s workforce, while gender parity was achieved at the executive management level, with women accounting for 50% of senior leadership positions.
The employee satisfaction survey achieved a participation rate of 91%, significantly exceeding the target of 75%, while the company’s Employee Net Promoter Score (eNPS) reached +31, placing 7R among the top-performing employers. This was further recognised through the award of the external Investor in Human Capital certification, with a score of 81%, exceeding the 70% certification threshold.
One of the wellbeing initiatives continued by the company is its six-hour working day on Fridays. Employees also benefit from the Warehouse of Trainings learning and development programme, with an average of 28.1 training hours completed per employee during the year. The 7R Group also actively supports local communities by co-financing key infrastructure projects, such as the water treatment plant in Sękocin, as well as sports and charitable initiatives.
Responsibility for overseeing the implementation of the 7R Group’s ESG strategy rests with the Supervisory Board, the Investment Committee and the Management Board, supported operationally by the ESG Manager. The company continues to strengthen its governance framework through a comprehensive set of policies and procedures, including its anti-corruption policy, Human Rights Policy and Code of Good Practice. In addition, the Group carries out Know Your Customer (KYC) procedures in accordance with applicable legal requirements, while also conducting enhanced due diligence in additional areas, including reputational screening (adverse media), using a dedicated IT platform. The governance framework also includes an anonymous whistleblowing channel available to both internal and external stakeholders. Compliance with the minimum safeguards set out in the EU Taxonomy provides further confirmation that the company has effective processes and mechanisms in place to support compliance with requirements relating to human rights, business ethics and environmental protection.
98.55% of the Group’s turnover is eligible under the EU Taxonomy, creating potential to increase the share of Taxonomy-aligned activities in the coming years.
