Aurelis Real Estate GmbH is expanding its range of space with a modular product for companies with small-scale space requirements. The "Aurelis Ateliers" combine halls with office and social areas and can be combined to form larger units as required. The first project with a total of around 4,000 square meters of hall and office space is to be built at the Mannheim turbine plant. Construction is scheduled to start at the beginning of 2027, with completion of the first units for summer 2027.
With the Aurelis Ateliers, the real estate company is aimed at manufactories, start-ups, craft businesses and the creative industries, among others. The smallest units have around 200 square metres (divided equally between the ground floor and the upper floor).
"With the Aurelis Ateliers, we are closing a gap in our space supply," explains Joachim Wieland, CEO of Aurelis. "Our goal is to offer companies the right space for different development phases – from compact studios to larger business parks and logistics areas. With the new concept, we can map small-scale space requirements in particular well and at the same time create a standardized product that can be transferred to different locations. Mannheim is the prelude to this."
The individual units consist of a ground-level hall area with a sectional door and an office and social area located above. A sustainable energy concept with photovoltaics and a tenant electricity model is also planned.
At the Mannheim turbine plant, a total of 16 units in timber construction are to be built on a construction site in the immediate vicinity of the Ampère and Boveri houses. Aurelis is developing the former industrial site, which covers around 200,000 square metres, into a modern commercial district with office, production, warehouse and service space in close coordination with the city of Mannheim. In addition to the gradual development and opening of the area, further new construction projects are currently being built there. This also includes an Aurelis business park with around 6,180 square metres of rental space.
