Recovery in Berlin's residential real estate market continues: 2025 will bring a nationwide upswing
Berlin's residential real estate market continued its recovery in 2025 and increased in both condominiums and houses compared to the previous year. This is shown by a recent analysis by the premium real estate agent DAHLER. According to the report, there were significant increases in the number of properties sold as well as in sales for both condominiums and houses (detached and semi-detached houses/semi-detached and terraced houses). The analysis is based on official data from the Berlin Valuation Committee for Property Values, which records the transactions actually realized on the residential real estate market.
In the condominium segment, 13,768 properties were sold, which corresponds to a gain of 6.3% compared to the 2024 figure (2024: 12,958). Of these, 10.7% were first-time sales. In the previous year, this share was still 11.8%. In total, sales of €5.25 billion were achieved (+8% compared to 2024). On average, interested parties paid a price per square metre of €5,393. The picture is also reflected in the observation at the district level: Here, the number of transactions increased in eight out of twelve districts. The highest increase in sales was achieved in the district of Charlottenburg-Wilmersdorf:
2,152 apartments sold, the previous year's level was exceeded by 12.5%.
For the housing market, the data of the appraisal committee show a similar development as for the housing market. For example, around 1,520 houses were sold in 2025 – around 4.1% more than in 2024. The transaction volume in 2025 amounted to €1 billion, while the average purchase price was €664,126. The most transactions were made in the district of Reinickendorf with 277 sales, followed by Marzahn-Hellersdorf (219) and Spandau (202).
A look at Berlin's premium segment: New enthusiasm for condominiums – stable housing market
The premium segment of the Berlin condominium market, which here includes sales of condominiums with a price per square metre of €9,000 or more, recorded a significant increase in transactions (+39.4% compared to 2024). The segment was particularly active from €13,000/m², doubling the number of sales from the previous year to 266 properties sold (+104.6% compared to 2024). The segment also developed dynamically, with a price range per square metre between €9,000 and €10,999, as the number of transactions in the previous year increased by a third with 552 apartments sold. In 2025, top prices were again paid in the upper premium segment: the highest individual sales price of €6.5 million was achieved in the Berlin-Mitte district, while the highest price per square metre was registered in the Berlin-Charlottenburg district (€23,569).
In the premium segment of the housing market, which includes properties with purchase prices of €1 million or more, a total of 142 houses were sold. This corresponds to an increase of 2.2% compared to the previous year. 36 houses achieved a purchase price of over € 2 million. In addition, a detailed look shows that the most expensive price ranges in particular have gained in popularity: the number of transactions in the segment from € 2 million was around 44% higher than in the previous year. The most expensive purchase case was recorded in Charlottenburg-Wilmersdorf at €9.7 million.
