CA Immo has successfully completed the sale of the IntercityHotel Frankfurt Hauptbahnhof Süd to a fund vehicle of Art-Invest Real Estate. With this transaction, CA Immo is also selling the last building in its portfolio that is used exclusively as a hotel, thus consistently continuing its strategic focus on high-quality Class A office properties in central locations in its core cities.
The IntercityHotel, which is centrally located and conveniently located directly next to Frankfurt's main railway station, was developed by CA Immo and completed in 2018. The building has around 18,700 m² of rental space. The four-star hotel comprises 414 rooms and a conference centre and is leased on a long-term basis to InterCityHotel GmbH.
Hedwig Höfler, Head of Investment Management at CA Immo: "With the sale of the IntercityHotel, we are completing a further step in the strategic streamlining of our portfolio. Our investment focus is clearly on modern, high-quality office properties in central locations in our core markets. At the same time, active capital rotation is a key component of our strategy: through selective sales, we free up capital that we can use where we expect higher risk-adjusted returns in the long term – especially in our own development pipeline, but also to cover ongoing liquidity requirements or for selective external investments in attractive opportunities."
CA Immo is currently building two more office buildings for its own portfolio in Berlin: the Anna-Lindh-Haus, which has already been fully let before completion, and the Karlsgärten refurbishment project, which is also fully let. CA Immo had only completed upbeat, the new headquarters of Deutsche Kreditbank (DKB), also in Berlin, in July 2026. With Skygreen and the Alexander-von-Humboldt-Haus, two other Berlin office projects are also in the construction preparation phase.
CA Immo is also examining further development opportunities in Frankfurt. CA Immo already has building rights on the Millennium site, which is centrally located and excellently connected to public transport at the interface of the banking and European districts. This means that the prerequisites are in place for entering into concrete project planning at short notice if there is a corresponding usage perspective. The options currently being examined include a possible development of the site as a location for the new headquarters of the Deutsche Bundesbank, which is currently being put out to tender.
BNP Paribas Real Estate GmbH acted as intermediary in the sale and McDermott Will & Schulte Rechtsanwälte Steuerberater LLP acted as legal advisor to CA Immo.
