Exclusive "Stay versus Go" mandate.
Düsseldorf: Aengevelt brokers commercial law firm BBR and management consultancy plenovia around 900 m² in the "Twin Cubes"
With the aim of a forward-looking location solution, the sister companies Buchalik Brömmekamp Rechtsanwaltsgesellschaft mbH (BBR) and plenovia GmbH, which specialise in restructuring and restructuring advice and have been based at the Düsseldorf office location in Heerdt for 25 years, awarded Aengevelt an exclusive "Stay versus Go" mandate.
After developing a work concept individually tailored jointly by BBR, plenovia, Aengevelt and the workplace consultant "PlanUp" and comprehensively examining alternative locations, Aengevelt brokered a 10-year lease agreement for around 900 m² of office space in the new building 'Twin Cubes', Heerdter Lohweg 53, in Düsseldorf-Heerdt (https://twincubes-duesseldorf.de/).
The landlords of the modern office complex with more than 14,000 m² of usable space, a conference centre, green roof gardens, a company restaurant and a public café on the ground floor are Deutsche Rückversicherung AG and VöV Rückversicherung KöR, which have their headquarters here and themselves use around 7,000 m² GFA.
BBR Managing Director Dr. Jasper Stahlschmidt comments: "After 25 years at our previous location, it was time to fundamentally rethink our workplace concept. Together with Aengevelt and the workplace consultant 'PlanUp', we have developed a future-proof location solution that optimally reflects our actual space requirements, taking into account modern working methods and a high share desk quota. With the ́Twin Cubes' on Heerdter Lohweg, we have found an attractive, modern new building location in Düsseldorf on the left bank of the Rhine, which will position our law firm for the future."
"plenovia and BBR will remain connected to Düsseldorf-Heerdt and will move into new premises together. Our work thrives on the close exchange between business and legal advice. At the new location, the teams of plenovia and BBR can offer our clients the networked support they need. At the same time, we are creating a working environment in which our employees enjoy meeting each other to work together and develop solutions together," says plenovia Managing Director Andreas Weißelberg.
"The lease agreement underlines that quality is prevailing even in an increasingly selective market environment. The decision of the two renowned tenants confirms the attractiveness of the "Twin Cubes" and shows that modern office space with a clear user orientation is still in demand. There is currently still around 3,500 m² of office space available in the building for interested companies," says Tobias Prudlo, Head of Real Estate Asset Management at Deutsche Rück and VöV Rück.
"We provided comprehensive advice to BBR and plenovia as part of an exclusive "stay-vs.-go" mandate and, at the same time, negotiated an optimised space solution with the previous landlord and sounded out the market for alternative locations in Düsseldorf on the left bank of the Rhine. The basis for this was the occupancy study developed together with BBR and 'PlanUp' and the new workplace concept. The space efficiency achieved as a result has created the economic basis for the move to higher-priced space and impressively shows how location optimisation and cost control can be reconciled," says Christoph Mooren, Head of the Commercial Leasing Team at Aengevelt Düsseldorf, describing the background to the leasing decision.
