Aengevelt Immobilien has brokered the sale of a large-scale commercial property on Wanheimer Straße in Düsseldorf-Lichtenbroich. The buyer is an asset management company specialising in commercial real estate, which acquired the approx. 7,100 m² property for the strategic expansion of its existing property at the site. The purchase price was not disclosed.
The transaction is the result of a targeted off-market acquisition by the investment and development team of Aengevelt Düsseldorf. The buyer already owns extensive real estate along Wanheimer Straße and in the adjacent industrial park and has acquired the property as a logical addition to the portfolio.
"For the buyer, this acquisition was a strategic opportunity to consolidate its own land holdings in a location where hardly any land is available on the open market. This is exactly where our work comes in: We proactively identified the property, established contact with the owner and guided both sides to a successful conclusion. One of the decisive factors was the further value creation potential in view of the large outdoor area," explains Fabio Mata, investment and development expert at Aengevelt Düsseldorf. "Off-market transactions of this kind require a deep understanding of the market and a resilient local network. Both made the decisive difference in this case."
