The asset and investment manager GRR GARBE Retail Real Estate GmbH (GRR GARBE Retail) has acquired two grocery stores in Weitramsdorf and Marktleugast in Upper Franconia. The fully let new buildings are let to REWE and Netto respectively and will be integrated into the "GRR Future Retail Properties 1" portfolio.
The properties have a total rental area of approx. 4,000 square metres and around 150 car parking spaces. Both leases have a fixed term of 15 years. The REWE store in Weitramsdorf in the district of Coburg comprises almost 2,400 square metres of rental space.
The new building, which opened in March 2026, is located around five kilometres west of Coburg and is connected via the A73 and B303. The site includes an integrated beverage market, a bakery and a lottery shop.
The Netto store in Marktleugast in the district of Kulmbach was built as a new location for a store already located in the village, the location of which was moved to the new building. The property on Jahnstraße has 1,600 square meters of rental space and is located at the eastern entrance to the village.
A photovoltaic system on the roof is already in operation at the Marktleugast site, and a system for generating solar power is also being built in Weitramsdorf. Both properties will also receive a charging infrastructure in their respective parking lots.
"For the 'GRR Future Retail Properties 1', we are looking for local supply properties that we can build on in the long term. This is exactly what Weitramsdorf and Marktleugast offer, each with 15-year leases from REWE and Netto. Both stores are firmly anchored in the supply of their catchment areas. In this way, we are strengthening a portfolio that combines long-term stability with a long-term function for cities and municipalities," says Thomas Thein, Head of Fund & Portfolio Management at GRR GARBE Retail.
GRR GARBE Retail was legally advised on the acquisition by the law firm KFR and technically by Schuster Real Estate Consultants GmbH. BNP Paribas was responsible for the brokerage.
