Panattoni is expanding its position in the Austrian market with the development of the Panattoni Park Wien Südost in Himberg. A total of around 26,700 m² of new commercial space is being built at the gates of the Austrian capital, of which approx. 22,400 m² is for industry, logistics and production, around 2,560 m² for offices and approx. 1,780 m² for mezzanine. The connections to the S1 expressway and the A2 and A4 motorways, supplemented by the Danube port in Vienna and Vienna-Schwechat Airport, ensure excellent accessibility. Construction is scheduled to start at the end of 2026.
"Panattoni Park Wien Südost is being launched in the immediate vicinity of Vienna with an absolute A-location. We are pleased to have secured one of the few available spaces in the region," reports Jürgen Winklbauer, Managing Director, Panattoni Austria. "As an interface between Western and Eastern Europe, the location, in conjunction with the multimodal connections, offers optimal conditions for efficiently serving national and international markets. The industrial zoning of the site allows us to optimally adapt the space to the needs of potential users."
This project development is in line with Panattoni Austria's strategic orientation, which focuses on A-locations, flexible sustainable commercial space and targeted expansion in the Vienna and Upper Austria area. At the same time, it addresses the current demand of medium-sized businesses and light industrial companies for rental space in locations close to the city and also offers logistics companies an optimal starting point thanks to the excellent transport connections.
A wide range of possible uses for different industries
The multi-tenant property will comprise a total of six hall sections with area sizes between approx. 3,200 m² and 4,300 m² per unit. Each unit has a ground-level gate, one loading ramp per 1,000 m² of hall space, a floor load capacity of 6 t/m² and a height of 10.5 m UKB.
The close, constructive and very trusting cooperation between the municipality of Himberg and the project developer has contributed significantly to the fact that the planning of the project could be carried out quickly and efficiently.
"With the business park, the market town of Himberg gains a future-oriented business location that creates jobs, strengthens regional value creation and offers companies excellent development opportunities. The property can be both the gateway to Central and Eastern Europe and a supply location for the greater Vienna area," emphasizes Ernst Wendl, Mayor of the market town of Himberg.
Panattoni Park Wien Südost is aiming for DGNB Gold certification and ÖGNB certification.
