Berlin: Laying of the foundation stone for the Hey Charlottenburg residential district development

The joint venture (JV) of the real estate companies HAMBURG TEAM and OTTO WULFF yesterday celebrated the laying of the foundation stone for the Hey Charlottenburg residential development on Berlin’s Mierendorffinsel.

For the two neighbouring construction sites at Quedlinburger Straße 10 and 12, both of which will be built by OTTO WULFF and completed by 2027, the start of construction work was symbolically honoured with the laying of the first stone in the presence of around 100 people.

Hey Charlottenburg creates 337 apartments

The overall Hey Charlottenburg development is being built on a plot of around 7,350 m² in Quedlinburger Straße in the Charlottenburg-Wilmersdorf district. The quarter will be built in the form of a closed perimeter block development and provides for 337 apartments and a daycare center in twelve apartment buildings. In addition to the living areas, various common areas and two green inner courtyards will be created. The design for the overall project, which is scheduled for completion in mid-2027, was penned by the architectural firm KSP Engel.

On the approximately 3,350 m² construction site 1 at Quedlinburger Straße 10, 129 privately financed apartments and 17 car parking spaces will be built in an underground car park. This construction site was recently sold by OTTO WULFF to a German family office.

On the other construction site at Quedlinburger Straße 12 – in which both joint venture partners are still involved – 140 privately financed apartments and the aforementioned daycare center are being built, divided into six buildings. The approximately 3,700 m² construction site 2 also includes 17 car parking spaces.

The remaining 68 residential units of the overall development – 66 of which are subsidised – are located in House 12. This property is located on a plot of land adjacent to plot 1 and plot 2 to the north. As a sub-project of the overall district development, House 12 had already celebrated its topping-out ceremony in November 2024.

The Hey Charlottenburg project joins new construction projects and shows how we can use existing space potential in Berlin to advance urgently needed housing construction in a resource-saving way,” says Christian Gaebler, Senator for Urban Development, Building and Housing of the State of Berlin.

Klaus Heldwein, Managing Director of HAMBURG TEAM, adds: “The metropolises of our republic and Berlin in particular urgently need affordable housing. With this neighbourhood development, we are making a concrete contribution together with our partners to counteract the great housing shortage in the city. Because every newly created apartment brings us closer to the goal of reducing the pressure on the rental market and giving people a home. For us, this is a responsibility in action – especially in challenging times on the residential real estate market, such as the one we are currently experiencing.”

In addition, the neighbourhood daycare centre and the proximity of the future tram station to the extension of the M10 with a direct connection to the main station provide the necessary social and technical infrastructure that must be taken into account in every project. The project site is located in the west of the capital, not far from Richard-Wagner-Platz and the Charlottenburg Palace Park. Schools, shopping facilities and numerous leisure activities are in the immediate vicinity. Via the Mierendorffplatz underground station, which is about a ten-minute walk away, Berlin Central Station can be reached in 25 minutes. Motorised private transport benefits from the connection from the nearby A100 and the Charlottenburg junction.
