Fully let nursing home with well-known main tenant – Purchase secures long-term prospects for the location
The investment and asset manager ALÌTUS Capital Partners has acquired the “Villa Sertel” retirement home in Pirmasens through a subsidiary. The acquisition was made from insolvency proceedings; the seller’s side was represented by the law firm GRUB BRUGGER. The purchase price was not disclosed.
The fully let ensemble comprises around 4,500 m² of rental space and connects three parts of the building built in 1998 with the historic Villa Sertel from the 1920s. It is used as a senior citizens’ centre with intensive care and assisted living. The main tenant with around 4,300 m² is a large European nursing home operator. The villa also houses an Italian restaurant with around 200 m².
“With the acquisition, an established care location will once again receive a stable ownership structure after the insolvency proceedings – and thus planning security for residents, employees and the operator,” says Manfred Kronas, Managing Partner of ALÌTUS Capital Partners. “With the senior citizens’ centre in Pirmasens, we are expanding our portfolio to include a nursing home – a segment whose demand is demographically driven in the long term. The property has the ideal conditions for this: an established location, an experienced operator and full occupancy. We will keep the property in the portfolio and develop it in a targeted manner.”
The property benefits from its micro-location: shopping facilities, public transport, medical care and a hospital are within walking distance.
Adjacent green and recreational areas complement the environment for residents and visitors.
