VIVIT Group takes over asset and property management for a total of 550 residential and commercial units in Essen

On behalf of a family office, the VIVIT Group will take over asset and property management for an existing portfolio with around 400 residential units, 150 commercial and parking space units and a total of approx. 23,000m2 of rental space in Essen from 1 January 2026. The portfolio is spread over several districts and consists of post-war buildings that were built in the course of the construction boom after the Second World War. The owner has so far managed and modernized the properties himself. Part of the portfolio has already been renovated, while the remaining stock is to be gradually renovated and modernised in order to meet future requirements for attractive and sustainable living. The current vacancy rate is around 10%.

VIVIT, an investment and real estate manager and portfolio developer specialising in office, residential and commercial properties, will be responsible for the strategic and operational development and modernisation of the portfolio in line with regulatory requirements. At the same time, a subsidiary of VIVIT will take over property management for the entire portfolio. This distribution of tasks will ensure the value retention of the portfolio in the future and at the same time drive forward consistent value creation and structural optimization.

With this strategic strengthening of the residential asset class, VIVIT will also broaden its personnel in the future, whereas the property management area will be expanded selectively with a focus on existing mandates.
