Peper & Söhne GmbH is developing a sustainable logistics property in Hamburg’s Billbrook district together with HIH Invest Real Estate GmbH in a joint venture with Urban Partners. A modern new logistics building with around 17,300 m² of rental space is being built on an existing plot of around 24,000 m². Robert C. Spies Industrial Real Estate GmbH & Co. KG acted as an intermediary and advisor on the transaction and has been exclusively mandated to market the rental space. The real estate consulting firm also laid the foundation for the project with its off-market acquisition of the property. Together with Peper & Söhne, with the trust of the seller, it was then possible to advance the detailed necessary preparatory work to project maturity.
The existing buildings on the property will be dismantled and the area redeveloped. The property will be included in the fund portfolio for the existing joint venture between HIH Invest and Urban Partners. GOLDBECK Nord GmbH acts as general contractor. For the new building, the project partners are aiming for at least DGNB Gold certification and a conformity assessment in accordance with the EU environmental taxonomy.
The marketing of the rental space has already begun.

The new logistics building offers a high degree of flexibility for different usage concepts: The area can be divided into up to two units, but is also available for one user if required. The equipment includes a floor load capacity of 5 t/m², a hall height of 12.20 m UKB, a underground courtyard with 12 dock levellers and two ground-level rear deliverances. The property will be equipped with an air-to-water heat pump.
With its location in the established industrial and commercial area of Hamburg-Billbrook, the new logistics building has an efficient transport connection. The Port of Hamburg, the city centre and the metropolitan region can be reached in a short time via the B5 and the A1, A24 and A25 motorways.
