Patrick Treutlein Interior Design rents at “Le Coeur”

Hines, a global real estate investor, developer and manager, has once again been able to win a retail tenant for its refurbishment project “Le Coeur” on Düsseldorf’s Königsallee. The interior company Patrick Treutlein has rented an area of approx. 340 m² on Benrather Straße. This gives the mixed-use building its fourth retail tenant and once again confirms its contribution to a lively usage concept.

“The renewed lease shows us the attractiveness of “Le Coeur” as a mixed-use property that has been renovated from the ground up. The comprehensive preservation of the existing building fabric, the quality of the architectural concept and the location on the Kö play an essential role in this,” adds Benjamin Biehl, Senior Managing Director at Hines.

Located between Königsallee, Benrather Straße, Breite Straße and Trinkausstraße, “Le Coeur” is being built on the site of the former Commerzbank headquarters. In a mixture of old and new buildings with different façades, the building comprises a total of 47,000 m² of office, retail and catering space. In addition to the listed façade, more than half of the existing building fabric will also be retained. This enables CO₂ savings of around 3,560 tonnes. “Le Coeur” has already been awarded a DGNB Platinum pre-certificate and Smartscore certification. Completion is scheduled for the second half of 2026.

Hines was legally advised in the rental process by the law firm Rotthege.
