Sustainable new office building: MITZSCH in Leipzig completes ESG verification and scores points for climate protection and circularity.

As one of the first serially constructed office buildings in Germany, the MITZSCH in Leipzig has completed an ESG verification for the EU taxonomy. The contribution to climate protection was reviewed by the German Sustainable Building Council (DGNB).

In addition to making a significant contribution to climate change mitigation and adaptation, the detailed results give the MITZSCH top scores for supporting the circular economy through building design and construction technology, as well as for reusing at least 70 percent of non-hazardous construction and demolition cases. In addition, the building has been awarded the DGNB Gold Certificate for Sustainable Office and Administration Buildings.

FAY Projects built the MITZSCH in cooperation with the company GOLDBECK, branch office and residential building Berlin. The multi-tenant property with 10,500 square meters of rental space and an underground car park is fully let.

“The verification to the EU taxonomy underlines the excellent possibilities of serial construction with regard to ecological sustainability and quality,” says Ingo Lindner, Managing Director of FAY Projects.

In addition, the energy and mobility concept with a resource-saving heating-cooling system in combination with an in-house photovoltaic system as well as the excellent connection to public transport and a generous range of parking spaces designed to meet the requirements of e-mobility are also sustainable.

Of a total of 86 car parking spaces, 42 are equipped with e-charging stations. If required, up to 100 percent of car parking spaces can be equipped with e-charging stations. The bicycle room has an extraordinary amount of space for up to 140 bikes, also with e-charging facilities, which takes into account the flexibility of the inner-city commute in particular.

“With tenants with strong credit ratings, MITZSCH has a stable income structure with proven ESG compliance, making it an attractive asset for institutional investors as well as family offices,” says Wolfgang Heid, Chairman and Spokesman of the Management Board of FAY Projects. “The result confirms our competence to be able to go to market with a good and innovative product at any time.”
