YORCKS Düsseldorf completed – VHS takes over space

ABG Real Estate Group has successfully completed the revitalisation of the YORCKS building complex in Düsseldorf and handed over the 16,000 sqm of space rented by the Volkshochschule Düsseldorf (VHS) to the future user. The company is now preparing its move and will open the new location in spring 2026.

“YORCKS shows how the high-quality transformation of an existing building can set new impulses for use, in this specific case for a central educational location within the knowledge mile Düsseldorf,” comments Ulrich Höller, Managing Partner of the ABG Real Estate Group.

Building structure and tenant mix

YORCKS comprises a total of around 28,600 square metres of rental space. In addition to the VHS as an anchor tenant, other users have opted for the location in the long term. Fit X extended an existing lease and expanded its space to a total of 3,140 sqm. Bio-Techne will move into around 1,120 sqm, AOK Rheinland/Hamburg will use around 440 sqm. In addition, Q-Park has taken over the management of the approximately 400 parking spaces in the property’s multi-storey car park, which also has 24 e-charging stations, for 15 years. Potential tenants currently still have 8,000 sqm at their disposal.

Revitalization with a sustainability profile

The building has been comprehensively modernised and adapted to current ESG requirements. Among other things, a photovoltaic system reduces the energy requirement of the property by more than 50 percent, so that almost the guideline value for new buildings is reached. YORCKS has therefore received DGNB pre-certification in gold.

With its location opposite the campus of Düsseldorf University of Applied Sciences and in the immediate vicinity of the FOM University, YORCKS forms a central part of the city’s knowledge mile. The building complex, the foundation stone of which was laid in 1992 and which served as the headquarters of HSBC Trinkaus for many years, was acquired by ABG Real Estate Group in 2020.
