The third quarter of 2025 showed a new dynamic in Düsseldorf’s premium segment: market activity increased significantly both on the housing market and for condominiums. These are some of the results of a study by DAHLER on the development of the supply on the premium market for residential real estate in Düsseldorf. The data from ImmoScout24 on the Düsseldorf premium segment of the market for condominiums and houses served as the basis. The most expensive 10% of the offers advertised on ImmoScout24 were recorded for this purpose. The reference value for the top 10% was €6,923/m² for apartments and €8,637/m² for houses.
Premium housing market: Higher supply meets sharply increased demand with falling prices
The analysis makes it clear that the premium segment of the condominium market was characterized in particular by a high level of market activity among interested parties. This shows an increase of 15.9% in the number of advertised offers (Q2-2025 to Q3-2025). The number of average inquiries from interested parties increased even more significantly: Compared to the previous quarter, the number grew by 27.9%.
Prices also showed a significant movement: the median asking price was €7,987/m² in the third quarter, down 6.3% compared to the second quarter of 2025 – the most significant decline among all top 7 cities.
When looking at the individual sub-markets of Düsseldorf, the first district in particular turns out to be a popular location. Here, the number of advertised offers grew by a fifth in the third quarter of 2025 compared to the previous quarter, and interest also increased.
Prices, supply and demand rise – premium house market shows signs of recovery
In the premium segment of residential buildings, the development was similar to that of condominiums. Here, supply, demand and prices grew significantly.
In detail, the number of premium houses advertised on ImmoScout24 in Düsseldorf increased by 16.7% in the third quarter of 2025 compared to the previous quarter. The number of average enquiries per offer, which serves as a demand indicator here, also increased by 17.2%.
Düsseldorf is thus breaking the trend that was emerging in the premium house markets of all other cities, as demand there – with the exception of Frankfurt – decreased. In contrast to the development of the condominium market, a price increase can also be seen on the housing market: 9,922 €/m² was the median of offers advertised on ImmoScout24 in the Düsseldorf premium segment (+4% compared to Q2-2025).
“In contrast to other cities in Germany, Düsseldorf is showing a clear upturn in the third quarter of 2025. In terms of both condominiums and houses, the state capital presents itself as one of the most dynamic premium locations in Germany – even if the market activity has not yet reached the level of the previous year. While the offer prices at
condominiums are falling slightly, we are also noticing an increase in demand – many buyers are taking advantage of the larger supply to secure high-quality properties in prime locations. We are also seeing a clear upturn in the premium house sector: both supply and prices are showing a slight upward trend. This is a clear sign that the Düsseldorf market is recovering after a phase of restraint and is increasingly being supported by interested parties willing to buy. Growing interest is particularly evident in exclusive locations such as Oberkassel and the condominium market of District One. However, it remains to be seen whether this development will continue in the following quarters and is also largely related to how the economic and political framework conditions develop,” comments Antonio Glavas, authorized signatory and Düsseldorf site manager at DAHLER.
