The Real Estate Investment Management of Hauck Aufhäuser Lampe Privatbank (HAL REIM) has successfully repositioned a portfolio of former real stores. The properties at the Brakel, Bielefeld, Osnabrück and Bochum locations were acquired for “H&A Lebensmitteleinzelhandel Deutschland” and “HAL Lebensmitteleinzelhandel Deutschland 2”. More than 25,000 square metres of sales space have thus been newly let. The properties and areas have been revitalised both from a technical point of view and in terms of functionality, design and ESG.

“As part of our active asset management approach, we served the entire value chain during the revitalizations and also implemented the measures ourselves,” adds Florian Schmitz-Muckenhaupt, Team Leader Asset Management & Transaction. “This includes location analysis, concept development, planning, obtaining building rights, leasing and realisation. As a result, the hypermarkets each became a modern, sustainable and future-proof local supply centre.”
Bielefeld: Revitalization of the “Alte Weberei” and reopening of Kaufland
With the reopening in Teutoburger Straße in November, Kaufland has opened its third store in Bielefeld. Special features of this location are the striking listed old building part of the historic “Mechanical Weaving Mill”, whose origins date back to the 19th century, and the very central location of the spacious property in the city centre. The building was first converted into a supermarket in 1979 and operated by real until 2022. Today, the location has a total lettable area of more than 12,000 square metres, making it one of the most important inner-city retail spaces in Bielefeld. In addition to Kaufland, Lidl has already opened a branch in the property. A new lease was signed at the end of November 2025 for the previously unused area of more than 1,200 square metres on the first floor of the old building. There are also plans for further densification.
Osnabrück: Redesign successfully completed with Kaufland as new anchor tenant
At the Osnabrück location on Carl-Fischer-Straße, Kaufland opened its branch with 4,000 square meters as an anchor tenant in October 2025. Other tenants for the total of 10,000 square meters include dm, Takko and Deichmann. Together with Kaufland, HAL REIM has carried out extensive renovation measures to modernize the site, which was built in 1997. The focus of the measures was on the relocation of the former mall area, the redesign of the entrance area and a completely new arrangement of the concessionaire areas, which now offer space for several specialist stores. For revitalisation and energy-efficient refurbishment, LED lighting was also installed, energy-efficient refrigeration units were installed, the parking area with 400 parking spaces was remarked, e-charging stations were installed and additional bicycle parking spaces were created.
Brakel: Successful repositioning and opening of REWE and dm
At the long-established location in Brakel, REWE (3,800 square metres), Modepark Röther (3,800 square metres) and the drugstore chain dm (900 square metres) rent the space in the converted premises of real’s former hypermarket. A high single-digit million sum was invested in the renovation and conversion. The opening of the most modern and largest REWE store in East Westphalia-Lippe took place in October 2025, dm opened in December. Modepark Röther will also open in the first quarter of 2026.
Bochum: Lidl and Edeka move into revitalized space
In December, the new Lidl also opened in the former real store in Bochum on more than 2,000 square meters. In the first half of 2026, a new Edeka store will also open there, which is currently still being worked on. With around 7,000 square metres, this is an important retail location for Bochum-Langendreer.
