At the beginning of the year, OFB Projektentwicklung acquired the approximately 222,000 square metre site at Kossaer Straße 2 in the northeast of Leipzig. The site, which has been used industrially for many decades, is to be developed into a modern, efficient and sustainable logistics and business park in the coming years. The site is currently home to a large number of small-scale commercial uses as well as existing buildings from the former production of precast concrete elements. In the future, it is planned to transform the site step by step and to realize a sustainable commercial and logistics location in several construction phases. The current plans envisage up to six halls with flexible units ranging from around 285 m² to 12,000 m². In addition, office and social areas, extensive car and truck parking areas and a reorganization of the green space are planned.
A special focus is on the sustainability of the entire area: photovoltaic areas of around 30,000 m², green roofs of around 20,000 m², a comprehensive heat pump concept and rainwater retention measures are planned. In addition, an upgrade of the outdoor facilities with flowering meadows, recreation areas and pathways is planned. The aim of the ÖFB is to align the project with the criteria of DGNB Gold and the EU taxonomy from the outset.

Our goal is to develop a location that combines ecological requirements with high economic performance and creates added value for the region in the long term.”
The site has a secure supply and disposal infrastructure as well as an existing industrial trunk siding, which can be expanded in the future and made accessible to several users. The location in the vicinity of the dynamically growing metropolitan region of Leipzig and the proximity to Leipzig Airport with 24-hour cargo flight operations offer attractive location conditions for logistics, light industrial and commercial companies.
