Newmark has brokered the sale of the Katamaran office building at Biberger Straße 37 in Unterhaching. The property was sold to Binnberg Architekturentwicklung from Munich.
The transaction was advised by the Munich-based Capital Markets team led by Jan Isaakson, Alexander Kandziora, Philip Mrosk, Katharina Hoffmann and Alexander Blum.
The centrally located office building with around 10,000 square meters served until recently as the headquarters of a large sporting goods store. With its vacancy and open structure, the catamaran offers a rare opportunity to rethink an office building of this size. Newmark is supporting the new owner in the transformation of the building and has taken over the marketing of the space. The first leases are already being negotiated.
“This transaction impressively proves that even vacancies in peripheral locations offer investors enormous opportunities, provided that the strategy for revitalization is right and creates a clear perspective for follow-up letting,” says Marcus Lütgering, Country Head Germany at Newmark.
A special feature of the property is the heat supply, which is 100 percent geothermal. The architecture is also characteristic, with two parallel buildings reminiscent of a boat with hulls. The location in the southern Munich area combines established residential and commercial structures with good public transport connections. For future users, this results in an environment that is equally urban, functional and capable of development.
