Cureus, a portfolio holder specializing in inpatient care properties, which is building new for its own portfolio and actively manages it, has completed the Merseburg retirement home at Preußerstraße 16 in 06217 Merseburg (Saxony-Anhalt) and handed it over to the operating partner compassio. The first residents will be welcomed at the new location in March 2026. Schneider System Bau from Radeburg acted as general contractor for this project.

State-of-the-art care with a comprehensive range of services
The barrier-free compassio senior citizens’ residence Merseburg was built on a plot of land measuring around 3,800 square metres directly in the city centre and comprises around 7,400 square metres of gross floor area. The building was built as an energy-optimised KfW Efficiency House 40, which is also aiming for DGNB Silver certification. Heating is provided by the municipal district heating network.
The residence was built in a U-shape and is accessible from Preußerstraße via the main entrance. The building opens up to Brühl Street and encloses a green courtyard. The building, which has a partial basement, extends over four full floors. There are 137 modern care places available for residents in generously designed single rooms with private bathrooms, and a third of the rooms are wheelchair accessible. In addition to the nurse call, all rooms have their own telephone, internet and television connection. It is possible to furnish the rooms yourself to preserve privacy and as a private retreat. For a familiar, social togetherness, the rooms are divided into seven independently organized residential groups with associated kitchen-cum-living room and lounge area as well as balcony or terrace.
On the ground floor of the retirement home there is a residents’ restaurant with kitchen and sun terrace. A hotel-like reception with an inviting foyer, a hairdresser with pedicure, a modern care bathroom and therapy rooms round off the range of services. The friendly, spacious outdoor facilities in the inner courtyard invite residents to outdoor activities and encounters. There are plenty of seating options available to linger in nature.
Excellent location and accessibility
The senior citizens’ residence is located directly in Merseburg’s city centre, not far from the Saale, the Gotthard ponds and the Merseburg Rose Garden. From here, local supply, social and cultural institutions as well as doctors are easily accessible. The connection to public transport is also ensured by bus and train. Furthermore, 14 car parking spaces on the site, one of which is handicapped accessible, two with charging points for electric cars, as well as bicycle parking facilities ensure optimal accessibility for residents, visitors and employees.
Well thought-out standard ensures individuality and the highest construction quality
The compassio senior citizens’ residence in Merseburg was built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This concerns, for example, the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role both in terms of the long-term profitability of a nursing home and its impact on the environment. For example, the KfW 40 standard is aimed for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce operating costs. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
