The Berlin-based real estate developer Diamona & Harnisch is celebrating the topping-out ceremony for the Marshall One residential complex in the Steglitz-Zehlendorf district. The residential project at Marschallstraße 1 in Berlin’s leafy Dahlem district comprises two buildings and a total of 60 high-quality residential units with a total living space of 4,232 square metres. The apartments, about half of which are barrier-free, offer two to four rooms and a size of between 30 and 147 square meters. The floor plans can be adapted to individual needs. This allows for more versatility and larger living units. In the underground car park, residents also have 39 parking spaces for cars, which can be equipped with a power connection on request.
The Marshall One project is located not far from Grunewald and is significantly shaped by the historic villa district of Dahlem. The architecture picks up on the tradition of the classic Berlin city villa and reinterprets it in a contemporary way. Elegant plaster and brick facades give the ensemble a high-quality and at the same time harmonious appearance. All residential units have balconies or terraces with private garden accesses, creating fluid transitions between indoor and outdoor spaces. The interior design also impresses with its high-quality, timeless aesthetics and places particular emphasis on the selection of natural materials. High-quality wooden windows, underfloor heating in all apartments and noble natural stone surfaces in the entrance and common areas create a harmonious, elegant atmosphere in both buildings. A carefully designed outdoor area with site-appropriate planting, high biodiversity and communal recreational areas rounds off the ambitious overall concept.
Diamona & Harnisch is aiming for DGNB Gold certification for the project. The residential ensemble is being developed with a special focus on sustainability. The buildings are supplied by district heating and supplemented by a photovoltaic system. “With Marshall One, we want to send a clear signal in terms of sustainable neighborhood development. Through modern construction and usage concepts, we create buildings that not only meet ecological standards, but also offer tangible added value for the respective location,” explains Alexander Harnisch, Managing Director of Diamona & Harnisch.
