GreenPlaces Deutschland Asset Management GmbH has acquired a plot of land for the construction of 34 modular commercial units in Markdorf in the Lake Constance district. The seller of the approximately 7,600 square metre area on the Keltenschanze road is the city of Markdorf. GreenPlaces Deutschland Asset Management is investing around 10.6 million euros in the new location in the Riedwiesen industrial park and plans to start construction at the end of 2026. The construction period is about one year.
A total of 5,250 square meters of gross floor area will be created in two buildings. The larger one houses 30 commercial units, the smaller one four. The commercial units, with an average area of 154 square meters on two floors, are aimed at service providers, craftsmen, startups or small production companies. They can be used in a variety of ways, for example as offices, workshops or warehouses. All units have a large roller door and a separate entrance door. Two parking spaces are available for each unit. These can be rented or purchased individually. They can also be connected to each other. For example, a company can expand its space if necessary, provided that a neighboring area is available.
GreenPlaces is building the space in a compact building in serial timber construction. Photovoltaic systems are installed on the roof of the rented units and provide cheap electricity. A green roof ensures biodiversity and provides additional sound insulation. The commercial units are heated and cooled with a heat pump. At the beginning of March, this concept won the “IM Award 2026” in the category “Sustainability & Social Responsibility”. This is a prestigious award of the real estate industry.
“We would like to thank Mayor Georg Riedmann and the city for the good cooperation. The new Markdorf location is a clear commitment by GreenPlaces to the Lake Constance region. We are already represented here with locations in Stockach and Gottmadingen and very much appreciate the economic dynamism of the region, the quality of life and the location in the border triangle,” explains Markus Eberhard, Managing Director of GreenPlaces Deutschland Asset Management.
Georg Riedmann, Mayor of Markdorf, says: “Our goal as a city is to promote economic innovation and to be able to offer suitable areas to local companies and companies willing to settle here. The GreenPlaces concept convinced us because it offers space for a wide range of uses and also creates the best conditions for startups to implement their ideas and grow.”
The new location in Markdorf is part of the expansion strategy of GreenPlaces Deutschland Asset Management. Initially, the focus will be on economically strong regions in Baden-Württemberg, Rhineland-Palatinate, Bavaria and Hesse. In the medium term, GreenPlaces also wants to develop commercial estates in the other federal states. The project development and asset management company has completed ten locations in Switzerland and five in Germany, which it holds. By 2030, the number of locations is expected to grow to around 80, the majority of which are to be built in Germany.
