The Cologne-based project developer PANDION has successfully sold the fourth construction phase of its district development on Düsseldorf’s Albertussee to GARBE Urban Real Estate. With the sale, PANDION is consistently continuing the strategic development of the 42,000 square metre quarter. The sold area comprises around 9,300 square metres of land area and offers potential for the realisation of around 12,000 square metres of living space. The plan is to build four modern apartment buildings that meet the highest standards of sustainability, quality and living comfort.
“With the sale of the fourth construction phase to GARBE, we are gaining a strong partner who shares and supports our vision of a sustainable and high-quality residential quarter,” says Klaus Küppers, NRW branch manager at PANDION. “Together with GARBE and Sahle Wohnen, we will continue the development of the area in partnership and complete the quarter together.”
Following on from this, Ivo Gotsche, Managing Director at GARBE Projektentwicklung NRW GmbH, adds: “We were particularly impressed by the clear urban structure, the high planning quality and the consistent focus on sustainability. This approach fits perfectly with our strategy, which we are pursuing with our product URBANROOTS and are already using in other cities. On the acquired property, we will realize modern rental apartments in timber element construction, which will both optimize efficiency and create the basis for a positive ecological balance in new construction.”
The central features of the entire quarter include DGNB district certification in gold, complete accessibility and a lakeside promenade designed in a natural way. High-quality construction and equipment standards as well as spacious outdoor areas underline the quality standards of the development. The offer is supplemented by three daycare centers, mobility stations with e-cargo bikes and a community workshop room. The quarter is rounded off by an approximately one-kilometre-long lake circular path.
The entire quarter on Lake Albertus is already well advanced: In the first two construction phases, 235 residential units were successfully realized. The third construction phase is currently being distributed by PANDION and will soon enter the construction phase.
