With the “Rheindocks”, a new-build business park with around 35,500 square metres of rental space is being built in Düsseldorf’s Werft68 district in accordance with DGNB Gold standards. The project on the former industrial site combines high sustainability standards with flexible usage concepts for production, trade, research and much more. The topping-out ceremony marks the completion of the shell construction phase, and the first areas will be available from the second quarter of 2026.
Topping-out ceremony for the new “Rheindocks” business park in the Werft68 district in Düsseldorf-Holthausen: Together with project partners, sponsors, representatives of the city of Düsseldorf as well as guests from business and planning, the topping-out ceremony marked an important milestone for the Werft68 district and for the development of the light industrial segment in the Rhine-Ruhr metropolitan region. Quartier Werft68 is a development of BEOS AG, part of Swiss Life Asset Managers. Within Swiss Life Asset Managers, BEOS specialises in the development and management of complex corporate real estate.
In the first construction phase, around 16,500 square metres of rental space will be created on a plot of around 64,300 square metres, which can be flexibly expanded according to customer requirements. The new buildings, which are planned according to the DGNB Gold Standard, offer modularly structured units from 1200 square metres and office shares from 270 square metres. A clear hall height of eight metres, a variably expandable mezzanine floor and flexible delivery from sprinters to semitrailers make the Rheindocks a highly functional offer for manufacturing companies, craft businesses, showrooms, warehouses and logistics, health care as well as research and development departments.
The Rhine docks are being developed in accordance with the EH40 standard and enable CO₂-neutral heating and cooling via heat pumps and green electricity. Photovoltaic systems on the roofs, a nationwide fibre-optic connection and a comprehensive charging infrastructure for e-cars and bicycles complement the energy and mobility concept. Completion of the first construction phase is scheduled for the second quarter of 2026. As the general contractor, LIST Bau Bielefeld is responsible for the implementation of the construction measures.

Melina Schwanke, district mayor of District 9 in Düsseldorf, underlined the importance of the location in terms of urban development policy at the topping-out ceremony: “Holthausen has a strong industrial tradition. With projects such as the Rheindocks and Loftworks in the Werft68 district, we are showing that attractive locations in Düsseldorf are actively being developed for companies, jobs and for the district.”
