An important milestone for a new residential quarter in Bremen-Osterholz: Today, Wednesday, the foundation stone for the new “Maria-Buck” district was laid together with the Senator for Construction, Mobility and Urban Development, Özlem Ünsal. Over the next 15 months, a mixed-use quarter with around 100 residential units – including 30 terraced houses and 69 apartments – will be built on the approximately 20,000 square metre site on Osterholzer Heerstraße. The project will create urgently needed housing for Bremen: All residential units will be built in subsidised housing and thus contribute to relieving the tight housing market. The quarter is complemented by a daycare center, which has already been open since August 2024, green spaces and a playground – and thus offers an attractive living environment for different life models.
“Affordable housing remains the social issue of our time – and Bremen needs more of it. With the “Maria-Buck” quarter in Osterholz, these new apartments are being built in a district that thrives on a good mix,” emphasizes Özlem Ünsal, Senator for Construction, Mobility and Urban Development of the Free Hanseatic City of Bremen, adding: “Such projects show how urban development in Bremen works in a realistic way: affordable and in good neighborhoods.” The client is AMM Holding GmbH. The real estate consulting firm Robert C. Spies has been commissioned with the exclusive marketing of the residential units.
Sustainable neighbourhood with diverse forms of housing
“Our goal is to develop a lively neighbourhood that meets the needs of different lifestyles – from families to singles. The combination of terraced houses, apartments, social infrastructure and open spaces creates a sustainable and future-proof living environment,” reports Amer Sandawi, project developer and managing director of AMM Holding GmbH, about the sustainable construction project. The entire district is connected to district heating. In addition, all residential buildings, including the daycare center that has already been built, have the KfW 40 standard and are QNG-certified.
The demand for housing in well-connected Bremen locations remains high. “We are registering a dynamic demand for terraced houses and apartments – especially in districts that combine good infrastructure, green spaces and a high quality of life,” says Canan Schledz, Head of Residential Real Estate Leasing at Robert C. Spies, and continues: “The ‘Maria-Buck’ quarter meets precisely these requirements and thus appeals to a broad target group.” Completion of the entire quarter with 30 terraced houses and two apartment buildings is planned for the third quarter of 2027.
