Wohncarrée am Nordanger – Lindhorst Group builds student housing with around 180 residential units in Braunschweig’s Nordstadt

The Lindhorst Group, a family-run group of companies with activities in the construction and real estate business areas, among others, is starting the construction of the new student housing project “Wohncarrée am Nordanger”. In two construction phases, an apartment building and a residential tower will be built at Montgolfierstraße 10-12 in 38106 Braunschweig (Lower Saxony) by autumn 2027. The plots are located in the catchment area of the Northern Ring Area, the structural development of which is regulated in the development plan “Nordanger”, HA 136. The general contractor is the company Olaf Joop Projektbau.

“Since 2015, one of the largest residential construction projects in the city has been under construction in the area around Braunschweig’s former North Railway Station. In addition to classic housing construction and the accompanying infrastructure, we will now build a comprehensive range of services for trainees and students in furnished apartments. In addition, we are planning the construction of a new senior citizens’ residence for the Nordstadt in a separate construction phase from the second half of 2026,” explains Holger Johannesmann, project manager of the Lindhorst Group for the construction area. He adds: “Earthworks and foundations are currently underway for the first student housing building. Here we will soon switch to the building construction phase, so that you can then see the apartment building grow bit by bit. In the summer, work on the residential tower will also begin at the same time, so that we expect completion for the ‘young living’ in autumn 2027 if construction goes smoothly. For the city traffic and the surrounding residents, we are concerned with the greatest possible caution with regard to restrictions, noise and dirt. Nevertheless, small disruptions in a project of this size and in such a special location cannot be ruled out, for which we would like to ask for your understanding today.”

ABOUT THE APARTMENT HOUSE IN THE CARAVAN AT NORDANGER

Since March 2026, the C-shaped apartment building has been under construction between Montgolfierstraße and Am Nordpark, directly adjacent to the neighbouring residential development, to which the inner courtyard of the building will open. The modern building will have four full storeys and a staggered storey and will fit perfectly into the quarter with its clear and calm façade shape and light colour language. The apartment building will be built according to the KfW 55 standard and is aiming for certification according to the DGNB Silver Certificate. The flat roofs will be greened, and a solar system will generate green electricity here. Heating is provided by the municipal district heating network.

The apartment building will accommodate the 116 residential units, including four mini-shared flats for two residents each, on a total gross floor area of around 4,640 square metres. In addition, there are storage rooms for 140 bicycles on the ground floor, which also provide charging facilities for electric bicycles, as well as a spacious common room with roof terrace, toilet facility and kitchenette on the staggered floor. All floors are connected by an elevator and two stairwells.

The barrier-free one-room apartments, which are modernly equipped with a bed, a desk along with seating and wardrobes, are around 23 square metres in size, 14 of the apartments will also be wheelchair-accessible and are somewhat more spacious at around 29 square metres. All rental units have a living-bedroom, a hallway, a shower room, a kitchenette and a storage area. In the mini-shared flats with two living rooms of approx. twelve square metres each, the residents share a bathroom and a kitchen-dining area or the hallway.

ABOUT THE RESIDENTIAL TOWER IN THE CARAVAN AT NORDANGER

At the corner of Nordanger and Am Nordpark, the Lindhorst Group is also realising the residential tower as a striking building for student housing with additional gastronomic use on the ground floor. The plan is for an approximately 25-metre-high building with eight full storeys and a staggered storey, which will set an urban accent within the quarter and characterise the new development. 62 residential units for student accommodation and around 150 square metres of catering space on the ground floor are to be built here.

Architecturally, the building combines compact living with lively ground floor use. The combination of student apartments, commercial space and gastronomy is intended to create an urban house that not only creates living space, but also complements the quarter functionally. The building will be constructed in accordance with the KfW 55 standard and is also aiming for a DGNB certificate in silver. The roof areas will be greened and covered with a photovoltaic system that generates green electricity. Heating is also provided by the city’s district heating network. A staircase and an elevator connect the floors. On the ground floor, in addition to the catering area, there are also bicycle parking facilities. A common room for the residents is also planned on the 7th floor, which will offer an excellent view over the Nordstadt and will be equipped with a kitchen and toilets.

Here, too, the residents also share a bathroom and a kitchen-dining area or the hallway.

TOP CONNECTIONS TO THE UNIVERSITY, PUBLIC TRANSPORT AND TRANSPORT NETWORK

The Wohncarrée am Nordanger is part of the northern ring area of Braunschweig, an urban area that has been gradually developed as a new residential quarter in recent years. It is located in an urban environment with short distances to the university campuses, the city centre, the main train station and to local supply, social and cultural institutions. The public transport connection is directly provided via bus stops in the district, and the city centre can be reached by bike in ten minutes. The nearby Stadtanger is designed as a central cycle and pedestrian path with an adjacent green area and is intended as a meeting place for the residents of the area. The local recreation area around the Ölpersee with leisure pool, the Nordpark and the ring track are also in the immediate vicinity and strengthen the quality of stay of the location, which combines compact urban living with an environment that is attractive both in everyday practice and in terms of leisure.

There will be 24 parking spaces for cars on the grounds of the Wohncarrée am Nordanger, three of which are reserved for car-sharing vehicles, four others are handicapped accessible. The car parking spaces will be equipped for electromobility. In addition to the bicycle parking spaces in the apartment building and the residential tower, twelve covered bicycle parking spaces and two parking spaces for cargo bikes are planned on the property. Further bicycle parking facilities will be available for visitors in front of the building entrances in the future.
