The Buchner Haus in Passau is being filled with life: Ehret+Klein AG has commissioned the serviced apartment operator Global Living to operate a total of 71 serviced apartments for short and long-term stays of up to 6 months. On the first to fourth floors, modern, furnished residential facilities will be created on a total area of around 2,900 square metres, which are aimed in particular at students, families and business travellers. In a city like Passau, which is characterised by tourism and university activities, this offer meets with a correspondingly high demand.
The first users will move into the 26 to 78 square metre apartments in May 2026. Initially, 51 apartments are available on the second to fourth floors. With the completion of the expansion of the first floor in July 2026, a further 20 apartments, especially for short-term stays, will be included in the letting. In addition to fully furnished and modernly equipped units, the future residents will benefit from a green roof terrace in the inner courtyard and a common area with fitness equipment and a community area.
“With Global Living, we have been able to gain an experienced operator with whom we already work at several locations. The Buchner Haus is already firmly anchored in the cityscape of Passau thanks to the public-oriented commercial space on the ground floor. With the start of operation of the apartments, the building will now be fully activated and can once again be experienced as a lively part of the city centre,” says Marius Jung, project manager at Ehret+Klein AG.

The Büchner House, built in 1877, could only be carefully reintegrated into the cityscape due to its poor structural condition by demolition and reconstruction. The reconstruction is based on the historical model and underlines Ehret+Klein AG’s claim to preserve and further develop established structures through targeted urban repair.
Due to its location, the building takes on an important hinge function between the station district and Passau’s city centre and contributes to the upgrading of the surrounding area. The commercial users Rituals, Bär Schuhe and Holzkern also ensure a high frequency and additional revitalisation of the location.
