Savills examines the office leasing market in Frankfurt in the first quarter of 2026: Subdued start to the year and selective demand

In the 1st quarter of 2026, take-up on the Frankfurt office letting market amounted to 68,200 m². This represents a decrease of 66% compared to the previous year. Compared to the ten-year average, sales were around 38% lower.

The vacancy rate rose by 30 basis points to 14.1% compared to the previous quarter and increased by 180 basis points compared to the same quarter last year. The prime rent reached EUR 54.30/m², up 2.5% on the previous quarter. It increased by 8.6% year-on-year. The median rent amounted to EUR 19.50/m² and was stable compared to both the previous quarter and the previous year.

Jan-Niklas Rotberg, Managing Director and Head of Office Agency Germany at Savills, reports: “The Frankfurt office leasing market has made a subdued start to the year. The decline in take-up can be explained, among other things, by an exceptionally strong prior-year quarter, which was characterised by major deals. Currently, demand in Frankfurt is clearly distributed along different usage logics. In the top locations, the search for high-quality space dominates. The office is increasingly becoming a strategic instrument for employee retention. In well-connected peripheral locations, on the other hand, efficiency is in the foreground, and functional locations close to public transport and the airport are in demand. Spaces that are neither qualitatively nor functionally convincing are increasingly meeting with low demand.”

Savills expects take-up in 2026 to be below the previous year’s level. In addition, a further increase in prime rents is expected by the end of the year.
