Newmark’s Capital Markets team in Munich has brokered the sale of Munich-LEN, an 11,500 square metre light industrial property in Ismaning. The seller is the project developer Binnberg Architekturentwicklung, the buyer is the global asset manager Nuveen, which invests on behalf of professional investors for its Global Cities Real Estate strategy.

The Munich-LEN property was completed in 2023 and includes flexibly usable rental space that is fully let. The modular units enable a combination of warehouse, production and high-quality office space and are aimed at companies in the light industrial, production and research & development sectors. The property was built according to the KfW 40 standard and has photovoltaic systems as well as prepared charging infrastructure for e-mobility. The architectural design with translucent façade elements creates bright, functional work areas and supports energy-efficient building use.

Ismaning is one of the most sought-after commercial locations in the north of Munich. The location offers good connections to the federal highways as well as to public transport (S-Bahn line S8) and combines established commercial structures with proximity to the state capital of Munich. For companies, this creates a location with high accessibility and attractive framework conditions.
