Pilot project by ÖFB, Art-Invest and Goldbeck: Germany’s first multi-storey car park to receive EU taxonomy verification

The joint venture between OFB Projektentwicklung GmbH and Art-Invest Real Estate has received two groundbreaking awards for the project’s multi-storey car park as part of the Eschborn Gate commercial district development. In addition to sustainability certification, the German Sustainable Building Council (DGNB) has also confirmed conformity with the requirements of the EU taxonomy – as the first multi-storey car park in Germany.

The multi-storey car park at Eschborn Gate represents a pilot project with regard to the verification of such buildings with the EU taxonomy. The new methodological approach for the EU taxonomy verification of parking garages was developed by Art-Invest Real Estate and OFB in close cooperation with the general contractor Goldbeck and the DGNB.

With a focus on the environmental goal of “adaptation to climate change”, solutions were implemented to counteract the specific climate risks of the site. The basis for this is a comprehensive climate risk and vulnerability analysis including long-term climate projections. From this site-specific study, impact assessments were then carried out and concrete measures to minimise risks were developed and implemented. To improve the microclimate, the project relies on generous rainwater retention capacities and infiltration areas as well as climate-optimised green space design.

The EU taxonomy is a uniform classification system that defines ecologically sustainable economic products and sets specific requirements for sustainable real estate. For a successful verification, a significant contribution must be made to one of the six defined environmental goals, while at the same time the other goals must not be negatively influenced.

The EU taxonomy conformity of the multi-storey car park is not a singular success for us, but an important reference point for the further development of sustainable mobility modules as part of our project developments. The decisive factor here was the close, cooperative partnership of all those involved as well as the aspiration to establish new standards beyond the specific project context.”

Anja Knura, Managing Director of Goldbeck Südwest GmbH, emphasizes: “With the EU taxonomy verification of the multi-storey car park in Eschborn Gate, we are proving that sustainable and climate-resilient construction methods are also economically feasible in the field of mobility. Our serial design enables us to break new ground together with our customers and transfer them quickly and efficiently to other projects.”

The entire Eschborn Gate district is setting new standards in terms of sustainability and digitalisation. It currently includes a 17-storey TOWER, which has been awarded LEED Platinum and the WiredScore Platinum certificate, and the six-storey building THE HUB, which has been certified with LEED Platinum and WiredScore Gold. Both buildings also have the ESG verification of the EU taxonomy by the DGNB. In addition to the multi-storey car park, the campus also includes an underground car park with around 1,000 parking spaces. The quarter offers a diverse mix of offices, restaurants, retail and other services.
