PANDION leases office space in the OFFICEHOME Rise to HOFFMANN EITLE

The Cologne-based project developer PANDION has signed a new lease agreement for its Düsseldorf office building OFFICEHOME Rise on Völklinger Straße. The long-term tenant is HOFFMANN EITLE, a patent and law firm operating throughout Europe. The more than 800 square metres of rental space are located in the high-rise of the 17-storey office building, which has a total of 35,000 square metres of rental space. The lease was brokered by the consultant BNP Paribas Real Estate.

“In addition to quality and location, our office building on Völklinger Strasse offers one thing above all: an impressive view over Düsseldorf. HOFFMANN EITLE has secured the space on the 9th floor and thus benefits from perspectives of the Düsseldorf City Gate, the Media Harbour, the Rhine and the Loretto Quarter,” says Sebastian Potz, Head of Commercial Development at PANDION.

“We are very pleased to have found a new, unifying home for our two Düsseldorf locations in the OFFICEHOME Rise, which meets all our requirements for a modern office and also offers a special view in interesting surroundings,” says Dr. Lars Hemsath, Partner at HOFFMANN EITLE.

Prestigious company location in an urban location

After around three and a half years of construction, PANDION completed the new OFFICEHOME Rise office building on schedule at the end of 2025. The tenants include the auditing and consulting company EY, the Düsseldorf municipal drainage company and IFS Deutschland GmbH. The new building meets the highest standards of sustainability and efficiency: The building has been awarded the DGNB Gold Certificate, meets the criteria of the EU Taxonomy and the BEG 55 standard, and also has WiredScore Gold certification.

Thanks to its location between the Media Harbour and the Loretto district, the OFFICEHOME Rise offers an urban, excellently connected location. The infrastructure will be supplemented by modern mobility services such as e-charging points and a transparent, architecturally integrated bicycle station. In addition to high-quality office space, users benefit from a variety of common areas: a green inner courtyard, a roof garden with a 360-degree panoramic view over Düsseldorf and an in-house fitness area create an attractive and contemporary working environment.

The office building is part of a holistic district development according to designs by the Cologne-based architectural firm caspar. On the adjacent property, PANDION NEXT, a residential ensemble with 91 condominiums was realized. The project is supplemented by a daycare centre and publicly subsidised senior citizens’ apartments from the Sahle Wohnen Group. A green, publicly accessible boulevard connects the two areas and increases the quality of stay in the district in the long term.
