In Vienna’s 19th district, a large office building in Mooslackengasse has changed hands. Deka Immobilien Investment GmbH, a major investor in the Viennese real estate market, sold the property to the Raiffeisen Group. The buyers are Raiffeisen Immobilien Treuhand Ges.m.b.H., a subsidiary of Raiffeisen-Holding NÖ-Wien, and RealBestand Immobilien GmbH & Co KG, a subsidiary of Raiffeisenlandesbank Oberösterreich (RLB OÖ). The amount of the purchase price was not disclosed.
The sale includes components 2 to 4 of the so-called Muthgasse Business Center with the address Mooslackengasse 23-25 and Nußdorfer Lände 23 in Vienna Döbling. The property offers around 23,000 m2 of usable space, of which 21,000 m2 are offices, as well as an underground car park with 228 parking spaces. It was planned in 2002 by Arch. Mag. Georg J. Frankl, who is known for large commercial and retail projects, such as the Shopping City Süd (SCS). Most of the space is leased to companies from the Raiffeisen sector, including RSC Raiffeisen Service Center GmbH and Raiffeisenbank International. The largest non-Raiffeisen tenant is the Creditreform credit agency.
Excellent certification according to BREEAM
The building has been certified according to BREEAM (Building Research Establishment Environmental Assessment Method) and has been awarded the highest overall rating of “Excellent” by TÜV Süd. BREEAM is a world-renowned assessment and certification system for the life cycle phases of real estate. It certifies aspects of the ecological and socio-cultural sustainability of buildings. Criteria such as energy and water consumption, construction and materials used, but also health and comfort are evaluated.

The citizen participation process for this has just been started by the City of Vienna.
