Swiss Life Asset Managers acquires Salutem Praxisklinik in Mannheim on behalf of the Swiss Life ESG Health Care Germany V fund. The state-of-the-art property accommodates, among other things, the Manfred Fuchs Clinic, a uro-oncological center of excellence with AI-supported high-tech equipment.
Swiss Life Asset Managers has taken over the “Salutem Praxisklinik” at Neckarauer Straße 140–150 in Mannheim. The property will be transferred to the institutional fund Swiss Life ESG Health Care Germany V S.C.S., SICAV -SIF. The project developer and seller of the property is the Erhard & Stern Group from Heidelberg.
The health centre offers a diverse and multidisciplinary range of medical and health-related services on almost 11,000 square metres of rental space. These include uses in the areas of uro-oncology, radiology, laboratory, orthopaedics as well as physiotherapy, occupational therapy and speech therapy, supplemented by an offer from the fitness segment and office use. With an occupancy rate of 93 percent, the property is almost fully let.
The property’s portfolio also includes the recently opened Manfred Fuchs Clinic, a center of excellence for urological cancers of the Heidelberg-Mannheim University Hospitals network. The clinic is an international beacon of cutting-edge medicine. It is equipped with state-of-the-art technology, including three fully digital operating theatres, each with a latest-generation Da Vinci system. These AI-enabled robotic surgical systems enable minimally invasive surgical procedures. More than 2000 patients are to be treated per year at the Manfred Fuchs Clinic.

The multidisciplinary tenant mix supports a high level of resilience in cash flow. All five floors of the property are accessible by both passenger and bed elevators for easy transport of patients. On the respective floors, visitors to the practice clinic have barrier-free parking spaces in their own parking garage.
By taking over the property, Swiss Life Asset Managers is strengthening its existing presence in the Rhine-Neckar metropolitan region – another Salutem medical centre in Heidelberg is already part of the portfolio – and thus positioning itself in one of the most dynamic healthcare clusters in Germany.
The transaction and construction of the property was accompanied by Swiss Life Asset Managers’ Technical Asset Management Healthcare and CBRE Turner & Townsend as technical partner for project monitoring. Peter Gross Hochbau Mannheim acted as the general contractor for the project development.
