Cureus, a portfolio holder specializing in inpatient care properties, which is building new for its own portfolio and actively manages it, will soon begin the construction of a senior center for the operating partner Vitanas at Hönower Weg 5 in 15366 Dahlwitz-Hoppegarten, OT Neu-Birkenstein, on the eastern outskirts of Berlin. Cureus itself becomes active as a general contractor.
“The plans for the recently undeveloped area between the supermarket at the S-Bahn station and the daycare center are based on the latest status of the development plan ‘Gartenstadt Neu-Birkenstein’,” explains Helge Feuereiß, project manager of Cureus, adding: “We will build a modern new building for inpatient care here in just a short construction period by the end of 2027, which will fit harmoniously into the surrounding buildings. In preparation, we cleared the area at the beginning of the year and can therefore now start directly with the earthworks and the subsequent construction of the floor slab before the building grows upwards piece by piece from mid-July. For the future care operation, we have won our experienced partner Vitanas.”

On the approx. 6,250 square metre site, the H-shaped Vitanas Senior Centrum will extend between Oderbruchstraße and Hönower Weg, where the main entrance will also be located. The entire complex of the Senior Citizens’ Centre will be built barrier-free and in accordance with the energy-optimised requirements of the KfW-KNN-WG-55 programme. Heating is provided by a heat pump and a solar system generates environmentally friendly electricity on the mansard roof, which is classic for the Brandenburg region and is based on the design of the surrounding buildings. The resulting attic space allows building services installations to be well accommodated and the building height to be integrated more harmoniously into the neighbouring housing estate. The building will create a visual eye-catcher with its mixture of different beige façade plasters.
The building of the Senior Citizens’ Centre will have a gross floor area of around 7,100 square metres on three full floors. It welcomes residents and guests with a hotel-like lobby, with a fireplace lounge and a library. Care bathrooms, a hairdresser, a therapy room and the in-house laundry complete the range of services for the residents. The restaurant’s sun terrace creates a pleasant connection to the senior-friendly park with a circular path, shaded relaxation areas and regional planting of deciduous and fruit trees, which invites you to exercise and linger outdoors as a meeting place and place.
On the three upper floors, residents can expect 137 single rooms for inpatient care with their own bathroom according to the latest standard, which, in addition to the nurse call, also includes their own telephone, Internet and television connection. 64 rooms will be wheelchair accessible. Your own, individual furniture is possible to create a feel-good atmosphere and a private retreat. The division into five independent residential groups, each with its own lounge with kitchen-cum-living room and terrace or balcony, ensures a homely, family atmosphere.
Suitable location and optimal accessibility
The Vitanas Senior Centers has a good connection to the federal highway 1 and is located between a local shopping center and the local daycare center directly near the train station in the Neu-Birkenstein district of Dahlwitz-Hoppegarten. The residential environment is mainly characterized by single-family houses. In addition to direct access to the green surrounding area, the nearby S-Bahn line is also an excellent connection to Berlin as well as Hoppegarten and Strausberg. On the grounds of the Senior Citizens’ Centre, 28 car parking spaces with infrastructure for e-mobility, two of which are handicapped accessible, as well as bicycle parking spaces will be created. This ensures very good accessibility for visitors, residents and nursing staff.
Building with high-quality, individual standard
The new Vitanas Senior Citizens’ Centre is being built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role, for example, an energy-efficient KfW standard is being sought for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce the costs of the future operator. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed. This approach fits perfectly with Vitanas’ mission statement “The focus is on people”.
