The IPH Group has achieved a leasing success in a prime Munich city centre location: flaconi, the leading online shop for beauty and perfume in Germany, is expected to open its first stationary flagship store in the immediate vicinity of Marienplatz at the end of 2026. The approximately 600 square metre shop is located in a high-quality new construction project of a Munich family office, which was advised on the letting by the IPH Group.
With over 5.5 million customers, flaconi is one of the most successful e-commerce companies in Europe. Further flagship stores have already been announced for 2027 at Hackescher Markt in Berlin and on Frankfurt’s Zeil.
“This rental is a real exclamation mark for the attractiveness of Munich’s city centre,” says Sinje Swala Buschmann, Director Leasing at IPH. “The combination of a high-quality new building, an absolute top location and an innovative brand identity offers flaconi ideal conditions to successfully transfer its strong digital brand world to brick-and-mortar retail.”

The flaconi range includes around 1,000 national and international brands with around 50,000 products from the areas of perfume, skin care, make-up, hair care, natural cosmetics, beauty tools and accessories. The company was founded in 2011 and works with around 700 employees from 60 different nations at its headquarters in Berlin-Charlottenburg and at its logistics center in Halle.
