A relaxed lunch break by the water and an end of the day in the heart of a lively district: Belgian real estate developer EQUILIS is realising the modern GREENIUS office project in Berlin’s “Sprengelkiez”. After the building permit has been granted, construction work has begun on the corner of Müllerstraße and Lynarstraße. On the approx. 1,100 square metre site, a forward-looking office location with around 3,800 square metres of rental space is being created. The planned new building comprises a seven-storey office building with commercial units on the ground floor and an adjacent residential building with 12 apartments.
A total of 15 flexibly usable units from 110 to 320 square metres are available for rent in the new office building. They offer both open areas and demarcated retreat and communication areas, thus enabling individual and flexible work arrangements. The modern working environments at GREENIUS offer plenty of space for communication and social interaction. The heart of the structure is the ground floor: spacious areas are being created here that serve to come together. These include three commercial units that are ideal for gastronomic offerings, a separate meeting room available to all tenants, and a green inner courtyard. Communal outdoor areas such as roof terraces and garden areas serve as places of encounter and create more quality of stay.
Wood as a link between interior design and façade architecture for the benefit of nature and people.
The building is characterized by visible materiality and innovative building technology. Both in the exterior design and in the interior, wooden elements give the property a natural charm. In all rooms, particularly low-emission materials as well as plenty of air and light ensure a pleasant working atmosphere that strengthens the well-being of employees.
GREENIUS also sets standards in terms of energy efficiency: state-of-the-art heat pumps and photovoltaics integrated into the façade are used for a CO₂-neutral energy supply. With the extensively greened retention roof, rainwater is retained. In this way, GREENIUS makes an important contribution to the sponge city and to the reduction of heat islands in urban areas.
The “Good Mobility” certification in gold underlines the quality of the mobility concept with its own underground bicycle parking garage. The construction project is also aiming for the “QNG Plus” rating from the Federal Ministry of Housing, Urban Development and Building as well as “DGNB Platinum Certification”.
Completion of the project is scheduled for May 2027.
